Why don't we float some numbers here? I don't know what the rent would be (I might guess), but what else is there? Monthlies Rent Say $1,800 to 2,200 per month for a monthly lease. We may be able to do better, but this is a start. Insurance $800 a year Utilities }$600 a month Professional fees (accountant, etc) }$700 a year} Cleaning/Maintenance Equipment upkeep Salaries (1 monitor at all times?) Loan payments |

As I was purchasing my organic milk, I noticed that the plywood is down and the windows and doors are going into the burned out pizza place. So, who is moving into Springfield Avenue? It can not be the pizza place since yesterdays newspaper had a story about him being arrested for a 2nd arson. |

How about Greek food, similar to "It's Greek to Me" restaurant (several in Bergen County - Ft. Lee, Ridgewood, Englewood). Or, Jewish deli food such as The Stage or Carnegie deli, but not with their prices! Should I have posted in the Food thread? |

Middle-eastern (falafel shack), Cheap but good Burrito shack, Cheap but good Pasta place. I would be so happy if one of those options opened up in town. |

One idea for the old pizza space is to build in a split use store. The front would be a "Mailboxes of Maplewood" a Mailboxes Etc-UPS store knock off. It would have copiers, 24x7 access to mail boxes, shipping and receiving services. The back would be built out as a commercial kitchen, with walkin boxes, food prep-packaging areas and large soup kettles. It would be rented on a per hour base. On the down side, there is concern that customers would not support the store. Interviews with the owner of the MBE store in SO, and comments made on MOL indicate that people are not willing to pay for services at a level that cover expenses. I can post the other ideas if anyone is interested. |

I, too, vote for the falafel stand! I love that stuff, and good Greek pastitisio, moussaka, etc made with lamb!!! A Staples-like store would be helpful. Ditto a crafts store, with things ranging from suitable for school projects on up (with some sewing supplies). Light on the cheesey fake flowers, but some. I would think that little stretch from NetNomads on could use another anchor-like store, something that the average Joe/Josephine needs every other day or so, thus drawing more traffic. That's how the strips shopping centers that work do it, even the small ones. Just cuz a hardware didn't work before doesn't necessarily mean it wouldn't work now, particularly if it were close to the paint store, and had people who knew what was what. Know nothing or cranky hardware store people, coupled with lack of inventory or uninviting premises, can kill them as much as anything. Also, I suspect hardware stores do need to be near the parking lot (like those various auto supply stores). I can promise I'd be there every weekend if it were at least comparable to an Ace or Tru Value franchise. I was where I used to live. Could add some of the more chi-chi gardening jazz to appeal to the Pottery Barn people. |

CG, Did you catch the comment in the other thread (IIRC) about the size of the lots on SA? We're not likely to attract a chain on account of how small they are. Plus I don't think many would be thrilled with the Home Depot nearby. As for parking, well, to repeat myself, there's plenty in the Yale lot, so customers at any of the locations around there on SA could use it. This of course in addition to the rest of the parking (I just went up to SA myself twice today and parked right on the street both times). Given how much of a hassle it is to park in the Village, I don't quite understand the reluctance to drive to SA where I always find it easy to get a spot. The 99-cent store has plenty of school supplies, and Topf's carries some as well. Ask my kids. Soon-to-open Café Meow will carry baked goods too.  |

Would love to have a Chipotle or a Qdoba (purveyors of good, fresh burritos). But in reality I know that neither one of these chains would touch SA with a ten foot pole. Anything but another hair or nail salon. |

fyi...as per the ordinance that Maplewood passed regarding nail/hair salons, another one cannot go in w/in 500 ft. of an existing one. How about a hip clothing store for kids and adults?

I hope that the problem gets resolved, but for the third time I stopped in to get a lunch and they did not have wraps or salads in stock. Maybe tommorow? This will not work for long. |

Humm, How do you think it would work if an existing nail salon wants to move out of his space, and move into the old pizza space? His argument to the Board would be: 1. An existing Nails only business. 2. Will be moving 120' feet further away from an exising hair only salon. (Traxx) 3. Will remove all neon and flashing signs from window. 4. Will build to meet ADA requirements. Humm, the guy is asking about rent and build out costs.

1. I think the ordinance prohibits any nail or any hair from moving next to any other hair or nail or combo of. 2. He would be moving right NEXT an already existing hair salon. 3. Why not remove the neon now. The place doesn't look so nice. Why would he be any different in the new place? 4. He would have to be willing to go before the planning board, meaning some extra costs right there and at least what 30 days before he is heard? and if he was approved would he have to wait another 30 days for the memorialize the decision before he moved in? Is he willing to pay rent on the new space before he even knows he will get the variance? He won't get an approval without getting a variance. 5. When is his current lease up? Can he afford rent in both places? They do that many nails? 6. Any new business going in there will meet ADA requirements. So why is that a good case for the nail salon? 7. I bet there would be some nay sayers at the planning board. 8. Can't the landlord put something else there without all the hassle?
