Its appearance is worn, and there are spots of mold and mildew. What is the best way to restore the wood? Should we use bleach to ameliorate the mold/mildew? Should we use a sealant such as Thompson's? I want to be sure it is well-sealed from the arsenic (it's pressure-treated wood).
