Extended Time for Meetings: The Township has extended the time for residents to meet with Certified Valuations to review their property information. Meetings will take place in the Municipal Building or Memorial Library through the end of January and will be available during the day, evenings and weekends. If you wish to meet with a representative from Certified Valuations, please call 973?361?2700 for an appointment. Extended Time for Filing with County: The Township requested and was granted a two week extension, until January 24th, to file the assessment records with the County of Essex. This will allow time for additional meetings. Anyone who meets with Certified after January 24th will have their information reviewed by the Maplewood Tax Assessor. Any necessary adjustments can be made after January 24th and prior to the time for filing a tax appeal. Time for Tax Assessor Overrides: The Maplewood Tax Assessor has the ability to adjust the assessments when necessary between the County filing deadline of January 24th and February l6th, which is the County deadline for assessment overrides. This would be prior to the time where property owners would need to file a tax appeal if they still feel their assessment does not reflect current market values. Tax Assessor Review: The Maplewood Tax Assessor is working with Certified Valuations and reviewing sections of the community where questions have arisen regarding the revaluation. If adjustments are warranted, they will be made prior to the January 24th County filing deadline. When Property Owners Will Be Notified: Property owners who have requested a review or provided additional information or problems to Certified Valuations will be receiving a final assessment letter, which will be mailed by February 1, 2001. All property owners will receive an assessment notice from the Township in February as they do every year. Property records can be obtained from the Maplewood Tax Assessor after that time. Filing A Tax Appeal: If you wish to file a tax appeal, please call the Essex County Board of Taxation at 973?395?8525. They will send you a form to use for filing. You can also pick up a form at their office, which is located at 50 South Clinton Street, East Orange, NJ 07018. All appeals for 2001 must be filed by April 1, 2001. Tax Assessor Role in Tax Appeals: If you file an appeal that the Maplewood Tax Assessor believes is justified, the appeal may be settled by the Maplewood Tax Assessor without the need for an appearance at the County Tax Board by the property owner. |

My question: Since I met with Certified in November, is my information also being reviewed by the Maplewood Tax Accessor? "Tax Accessor Review: The Maplewood Tax Assessor is working with Certified Valuations and reviewing sections of the community where questions have arisen regarding the revaluation. If adjustments are warranted, they will be made prior to the Jan. 24th County filing deadline." My question: What sections? I hope this does not mean only Euclid and Durand. Shouldn't he review all questions by residents which have been brought to the attention of Certified, regardless of section? |

Vic- There is a lot of concern about possible over valuations in my neck of the woods (Woodhill to S. Collinwood above Wyoming). Can you see to it that Certified checks into this in addition to the Euclid section? Thanks. Allison Ziefert |

Mr.DeLuca What do you mean by "review" review implies that there is some type of back and forth. With Certified you tell them why you think they are wrong and they make notes and say you'll get a letter in January. Still waiting for the letter... My assessment is off its crazy, even our assessor can't beleive it. Its there mistake and they won't even talk to me about it, thats some review. It was a great holiday thinking about how I'm getting screwed for $5,000 a year. Mr Mayor any suggestions? |

Mayor DeLuca: Is there really a non-public Town Council meeting this Friday? Or any other day, ever? Are some people invited?, really? What are the criteria for invitation? I for one believe that our Township Committee will see us all through these "parlous waters"--I'm sure thre will be a solomonic solution to the tax troubles and no, I'm not being sarcastic. Allison: Hello! Glad to see you on the board. Really glad to see that real name usage!! You and I are close to the only ones. There may be one or two other occasional real name posters. I met with a Certified rep to ask why our re-evaluation was so high. She was very nice, but the message I came away with was, "Tough." All I know is, the assessed value is a lot more than my insurance company thinks it is - and even more than my realtor does. |

I am very pleased with my revaluation. If the economy continues to decline as predicted for another 6 months I'm sure that my house at that point will be worth about 60% of the assessment. I will then be pleased to ask the Town Council to purchase the property from me at their assessed value! (I'll buy something else here since I love the town.) Perhaps the Council should consider the potential liability they may be creating for us. |
