Don't Let the Town Unfairly Raise Your Property Taxes! Attend Tuesday's 8 pm Town Council Meeting -- Maplewood's flawed property revaluation will result in huge and unfair property tax increases. -- Many dedicated Maplewood residents, including young families and seniors on fixed incomes, can't afford property tax increases of 20%-to-70% or more and will be forced to leave our community. -- The company conducting the revaluation (Certified Valuations) has used flawed and arbitrary processes that have led to property value assessments of $100k or more higher than fair market values. The assessments were conducted at the peak of the real estate market and do not reflect reality. -- Mayor Vic DeLuca and Township Committee members must bear the responsibility for this outrageous and unjust revaluation process. -- Tell the Township Committee your objections at their meeting on Tuesday, January 16 at 8 pm at the Maplewood Town Hall; 574 Valley Street (across from Memorial Park). We can put a stop to Maplewood's unfair property revaluation process. But we need as many supporters as possible to show the Township Committee we mean business. Let your voice be heard. Together, we can make a difference. |

Although I am sure that there have been many properties in Maplewood that have been taxed at too high, or too low of a rate, the proposed reval is in appropriate. The burden placed on many homeowners, new and old, based on the size of some of the increases is unfair and unjust. Our elected officials need to develop some compromise regarding this issue. Many homeowners will be confronted with undo hardship, or be forced to move, if some of these increases occur. This is unfair and unjust! Maplewoodians voted to elect "Proven Leadership, Proven Results." Maplewoodians, you owe it to your families and to this community to attend this next TC meeting and let them prove that they are indeed ready to do just that. |

Why is it inappropriate that the tax burden be adjusted to accurately reflect current property values? If it is not adjusted, then many people in town will continue to pay higher taxes than they should. Those are the people who should be crying "Unfair!", not those whose tax rates will now match the appreciation in their property values. It is possible that some houses have been assessed inaccurately, and that should be dealt with on a property-by-property basis through appeals. But to try to junk the entire process because some taxes are going up is ridiculous. It was known before the process started that taxes on the west side of town would be going up relative to the east side, which is entirely appropriate given the way property values have changed since the last revaluation. |

Harold, While I agree that some of the sentiments being expressed on this board (both explicit and implied) are reprehensible at best I'm not convinced that its fair to attribute those attitudes to the majority of those living on the West side. As usual, on this board, there areto a few loudmouths that give a lot of others a bad name by association. |

Maplewood officials take responsibility or a leadership position? Issues with Springfield Avenue, "the county is responsible" (at least until they got on the bandwagon), airplane noise, "contact the airport", trouble with the schools, "call the BOE", want to know what can be done to get an abandoned house cleaned up, "call the bank that foreclosed", have questions on your new property taxes, "contact Certified". Do I ever vote for an incumbent in Maplewood, "NEVER!" |

Hobsonchoice, you make a valid point about how town officials prefer to shift the problems somewhere else. However with the valuations, why wouldn't we want a third party handling the valuations. What a formula for corruption if we had the village directly involved in the valuation. It does appear that certified was the wrong reval service to use, but they are one of a few that has experience in NJ. Everyone who feels that the new assesment is unfair can appeal ( a county process). |

So what is right Papa? and try and look at the situation from what is fair for everyone not just you. Remember, a reval is required by law and should have been done ten years ago. |
