Hello--We're buying a house in Maplewood--our first--and may need to get our one and only bath redone. A contractor who was giving us an estimate for other work ID'd a leak from the bathroom to the kitchen ceiling, which most likely is coming from somewhere around the shower/bathtub. He suggested getting the entire room redone since it will be necessary to rip out the tile, etc. around the shower to track down the leak, and we wanted to replace the sink and toilet anyhow. Can anyone suggest a good person to call for an estimate? This contractor gave me a figure for the bathroom that seemed really high, although I'm new to all this renovation stuff so maybe it's not. His estimates for other work needed in the house seemed reasonable. I'd post the figure but I'm not sure about the etiquette here--anyways any suggestions are welcome! Thanks, Anne |

Just went through this (the leak thing) and got this good tip on locating the leak. It is highly likely you will not have to tear out the wall and can just apply grout to the pinhole in your shower wall that water is going through. Masterplvmber helped with this tip:
quote:A good method to check that is to do the following steps: 1. Fill a bucket of water from another source (kitchen sink, another bathtub) 2. Pour the bucket of water driectly into the tub drain being careful not to spill the water on the floor or walls of the surrounding area. 3.Check for leaks in the ceiling downstairs. 4. No leaks? Drain piping is fine. 5. Next fill another bucket using the leaking tub's shower head. Again not letting any water go outside of the bucket. 6. No leaks? Shower piping is fine. 7. Run water for a few minutes using the tub spout. 8. No leaks? your plumbing is fine. 9. Pour some water on the walls in the tub area. Splash it around really good. This is no time to be neat. 10. Check for leaks. That's it! Let me know how it goes. Master Plvmber

Aha! Sounds like a good plan. I will try it. Thank you! And if anyone has bathroom renovator/remodeler suggestions I'd still like to hear them, although it's good to know we might not have to do such a huge project now while we're low on cash from just buying a house! Anne |

Somebody I know was told they would have to completely rip out a bathroom due to a leak. It turned out that the problem could be fixed merely by opening then patching a wall in the room below. We hired the first contractor who was recommended to us (both by our realtor and by the previous homeowner) when we moved to Maplewood and it was a disaster. I do not actually have a contractor to recommend, but once you have more names I would talk to at least three contractors before starting any major project. See if you feel comfortable with them and whether they will be as specific in plans as you thik they should be. |

You might try Korn Plumbing in W. Orange. They do general plumbing/heating, but also bathroom remodeling. I haven't used them for that, but had them do a new boiler and was very pleased with the work, the service and the price. Worth a quote anyway. |

We've been getting estimates for a total bathroom renovation. So far, estimates have been from $9,000 to $13,000. Of course, there are lots of choices out there for tiles and fixtures, and you could easily spend $20,000 or more. |

Thank you all for the suggestions, and I will definitely do a little more investigation into this leak matter and talk to a few more contractors before shelling out any $. |
