The Wednesday Star Ledger has an article about the upcoming reval in Caldwell.

This has been in the courts, according to the article, since 1986 when the Essex County Tax Board ordered a reassessment. Caldwell hasn't reassessed in 30 years. Talk about delaying tactics. :-)

They have several quotes for the work. Our good buddies at Certified Valuations quoted well below the other companies. I bet they will find out you get what you pay for. Should we warn them? :-)

they should be forced to pay back taxes and maplewood should get a refund. this is wrong for a community to not revalue and thus not pay their relative fair share of county taxes.

30 years?! I understand the concern for senior citizens - but what about a more regular method of assessing appreciation, so as to pay your fair share to the county?? otherwise more active communities that reassess voluntarily get hit with more than their fair share. AND get squeezed competitively with buyers. perhaps if the method were more regular, we wouldn't have such wild taxes in certain (SOM) pockets, and in turn, no senior citizen would be financially threatened.

I read the same article too. What pissed me off was the fact that Caldwell was looking at ways to ease the burden on the residents so the tax increases would not be so dramatic. HA! That's alot more than Vic, Jerry, etc., did for us.

Atleast the TC in Caldwell is showing more concern and consideration for their residents than our TC did, like trying to slip the reval in during an election campaign. I wonder if Caldwell TC needs to borrow our bullhorn for their next TC meeting.

Do the local vaulations have any impact on a municipality's share of County taxes?

I thought that the County assessed each municipality based on population; and the local municipality then assessed each household based on the local valuations.

I think that total real property value of a municipality is also taken into consideration when computing a town's county tax bill in Essex County. Otherwise, municipalities with large populations, such as Newark, would be paying a much larger percentage of the County tax bill than they do now. I also seem to recall that each municipality's total real property value is multiplied by a factor to adjust for differences in recency of real property valuation.

Whether Caldwell's share of the county tax bite increases will depend on whether the change in property value in Caldwell has been consistent with the projected increase reflected in the factor used to determine their County taxes.
