ãPay Per View!ä $$$$ Maplewoodâs New Tax Reevaluation gives it an entirely new Meaning$$$$ in many, higher dollars, and cents, that is! If youâve got a ãViewä of the Golf Course, according to ãCertifiedä Evaluations it doesnât really matter what your house looks like, youâre paying for the view! If you meet with Certified and get a copy of your assessment, it even says the word ãViewä next to your land value, so consider yourself ãRubber Stampedä. Mostly all the houses that border the golf course have property values 2 to 2 ¸ times more then their actual building values. According to the News Record, Maplewood Online, Township Committee information, and the property owners themselves many neighborhoods have already received ãland valueä assessment reductions. Remember the old adage·.the squeaky wheel!!! We here on Golf Course Island need to squeak our wheels too, and fast to get our two cents in! What can you do? 1.Call 973 361-2700 and get your ãCertifiedä meeting, and a copy of your assessed value information. 2.Go to the next Township mtg. on Tuesday, 1/23 at 8:00PM at Columbia High School. PS Get there early so you can get a seat! |

Crocamo It was difficult to read all of your message due to some formatting problems. I live in Golf Course Island - without a view. I asked certified if there was a distinction made in sales prices selected in the valuations between those homes bordering on the golf course and those not bordering on the golf course. The representative said that he was not aware of any distinction and that the sales figures used were general ones from the "neighborhood". He could not tell me which sales figures were actually used. So, view or no view, it appears that all home valuations for the golf course island area are being based on the same 2000 data. |

Kahuna, According to neighbors who met with Certified and got a "Copy" of their info. we've all been charged for the "View". Today I'm going to make another appt. with Certified so I can get a copy of my documentation. (When I met with them in December I was told that I couldn't have a copy of anything. Now things have changed.) I suggest that everyone gets a copy of their documentation. Also, when you check sales data for the neighborhood for 98,99, and 2000, you don't come up with the same figures as Certified did, yet another mystery to be solved. |

Question to Township Committee: Per Crocamo's above post, when we met with Certified, we were not given our documentation. By "we" I mean all of the residents. Now, they are giving copies? Instead of us making thousands of phone calls to Certified to make another appointment to now get our documentation, why don't they just send them to everyone??? Why does this have to be like pulling teeth?? And is a rep from Certified going to attend Tuesday's meeting? (Don't know if this was already asked and answered.) |

MLJ, I just called Certified and made another appt. for Tues.. I also asked them if I could have a copy this time, and they nicely said "sure", and that they would bring me one! Basically, call them, and get your copy. It's the easiet way. |

Crocamo, what's the phone number for Certified? Where do we call and whom do we talk to? This whole process makes me grit my teeth with anger that WE have to clean up the mess left for us by the TC. Like I have time to call around looking for Certified to fix something that should have been right the first time! Anyway, sorry to go off - if you could post the phone number I would really appreciate it. |

Just for the record, according to the woman we met with in early December from Certified, there was an addition amount added to our assessment for "the view". Our property backs on the golf course. I asked if there was then a deduction for the 6 am leaf blowers and the golfers who can't hold it in until they get to the club house -- no such thing. So, Certified did tell us, and show us on the sheet we couldn't keep or copy, the addditional value for our view. |

Another "just for the record"..make sure you get a copy of the measurements that Certified is using for the appraisal. My wife got a copy for our house and there was a pretty large error on it. Basically, they had an additional room on the front of our house (a room that doesn't exist) and they extended it up to the second floor. So they got the square footage wrong. Make sure you review it very carefully. |

BLH I think the Pierson Rd/Burnett/Salter intersections should also be noted for the high vehicular traffic - golf carts, leaf blowers, dump trucks, utility vehicles, lawn vacuums, and those big lawn mowers - ten months out of the year. Don't traffic patterns impact the valuations? |

To everyone, I put a flyer together stating a lot of the aboveinformation. A few of us will be distributing the flyer this weekend to the below 3 blocks. I also think a petition signed by the residents of Pierson/Burnet and Salter would also help. |

Big Kahuna - As for the high traffic areas, I asked that question myself because I live on a busy street. They explained that the neighborhood charge was for the entire neighborhood and not based on particular streets. I tried to explain that the only reason I could afford to live where I lived was that houses were a bit cheaper on the busy street. She said that wasn't how they did it. I agree with you, however, I think that this is just another reason why the process is flawed. |

I think being taxed for a "view" should not be allowed, especially since "view" can be subjective. Do these people rate each house's "view" of the golf course? And yes, what about golfers leaning on my fence and strangers staring at my house, not to mention the threat of golf balls. I have nothing against golf, but I shouldn't be taxed because of it. I think a petition is a great idea, Crocamo, let me know if you need help. |
