Revaluation Procedures & Timelines
January 23, 2001


Extended Time for Filing with County:
The Essex County Tax Board held a special meeting on Monday, January 22nd to consider the Township's request for an additional extension to file the assessments. A 30-day extension, until February 24th, was granted.

Final Assessment Letters From Certified:
On Friday January 19th, Certified Valuations mailed final assessment letters to property owners who met with them to discuss their property value. These letters included adjustments made by Certified from the information presented at the hearings and additional adjustments made by the Maplewood Tax Assessor based on information provided to him.

Neighborhood Adjustments:
Based on information provided to Certified and/or the Maplewood Tax Assessor, some adjustments were made on a neighborhood basis. In these cases, even property owners who did not have a hearing with Certified received an adjustment. If you wish to verify your assessment, please visit the Maplewood Tax Assessor's Office or the Libraries, where the Assessment List will be available beginning early next week. Properties are listed by block and lot number.

Tax Assessor Review:
The 30-day extension will provide an opportunity for property owners who still believe that errors were made on their assessment to have a review by the Maplewood Tax Assessor. In order to assist the Township with this process, the Township is hiring several Tax Assessors from other municipalities. If you wish to have your property reviewed you must send a letter or complete an Assessment Review Form. Assessment Review Forms will be available in the Municipal Building or at the Libraries. If you wish to send a letter, you must include the following information.

1. Name of property owner(s)
2. Address of property
3. Block & lot of property
4. Day and evening telephone numbers
5. Reason(s) why you feel there is an error in your most recent assessment
6. Please attach any supporting documentation

The Township needs to receive your letter or Assessment Review Form by Wednesday, February 14th. Letters can be mailed or dropped off at the Municipal Building at 574 Valley Street. These letters will be reviewed and adjustments will be made where warranted.

When Property Owners Will Be Notified:
Due to the 30-day extension, the annual assessment notice from the Township will be mailed on or about March 1st instead of February 1st. This assessment will include any adjustments made as the result of the above-mentioned Tax Assessor review.

Filing A Tax Appeal:
If you wish to file a tax appeal, please call the Essex County Board of Taxation at 973-395-8525. They will send you a form to use for filing. You can also pick up a form at their office, which is located at 50 South Clinton Street, Suite 5200, East Orange, NJ 07018. The deadline for filing a tax appeal for 2001 has been extended until April 15, 2001.

Tax Assessor Role in Tax Appeals:
If you file an appeal that the Maplewood Tax Assessor believes is justified, the appeal may be settled by the Maplewood Tax Assessor without the need for an appearance at the County Tax Board by the property owner.
