Anyone have a recommendation for someone to work on/replace metal casement windows. The house is totally built of concrete (circa 1927) and there has been water damage. My friend is so fustrated she's thinking of moving out of South Orange and I MUST help her solve this problem and Stop her.

Maybe it is more than JUST her windows that is making her think about moving. Looked downtown lately?

The problem sounds like water.
More then likley the thermal integrity of the windows have failed and concrete sure does like moisture.
However. The problem can be lager then it appears.

Is the home solid concrete including the interior walls?

Yup..total concrete. I took some digital pix yesterday and emailed them off to an "expert" concrete house and window guy. She doesn't want to replace them, just have a window guy and a mason "reseat" them and make them water and wind proof.
And yes, the problem is very large.

Nancy,

I think I know the house, I may be wrong (we thought about buying a concrete house in SO 7 years ago). The original windows were probably made by Hopes. Is the water problem throughout the house or just in the sun room?

I will dig around and find the phone number for Hopes. The house is incredible - it must be saved. I even wanted to get it published.

Ok.

If these are steel casements they can be removed striped and welded where necessary then painted.
The masonry is both accessable and repairable.
I'd be happy to speak with her should she so desire.
