Way back in July, I promised before/after photos of a floor refinishing job. Besides, I often wonder what the heck we posters are talking about when discussing various projects. A floor is a floor? Oh not, so. So NOT so. We're still in the process of finishing some work, so these are really "before/during" photos -- but the floors are done. Marken... Very interesting site with your pix... Thinking about ripping up carpet and going the wooden floor route in our home. We have small dogs, would they scratch the new finish badly? Anyone with dogs and wood floors on MOL? |

Maplewoody: Two questions -- a) do you want to pull up carpet on stairs to refinish the steps? b) are you living in the house now? A) YES: consider having someone pull up the carpet and staples for you. We had 2 flights, and did it ourselves, took about 3 days. Thousands of staples. Paying the extra $$ would have been worth it. B) If you are, then do the whole house at once. This means: move all of the furniture to the basement, attic, garage, kitchen, or wherever. Sure you'll have to stay at a hotel for a while, but refinishing is dusty and odiforous (SP?) so do it once if you can. About your dogs: If I recall correctly, the oil-based polyurethane holds up better with dogs. But don't take my word for it, check with people who have dogs and floors, and ask the contractors when you get estimates. We don't have dogs yet -- I'll post THOSE after pictures in a couple years. |

maplewoody, we closed on a house in maplewood oct. 31st, and since then we've devoted a lot of time to two of our rooms with old carpets. we pulled up the carpet, which took about three hours (mainly the staples, which are extremely annoying to get out). then my wife rented a floor sander and went to town. took an edger and worked on the edges and hard to remove stains/paint drops. she did a great job, it's actually easier than you think it would be, but definitely messy. we put the stain on, and will be putting about 3-4 coats of poly on them. as for dogs scratching, i guess we'll find out over the course of the next year. |

Sorry I didn't do before and after pictures, either. We had our floors done in June, right before we moved in. We had almost as dramatic a difference as marken did. We have soft wood on the first floor and hard wood on the second floor. The dog's nails have done a bad scratchup job on the first floor. I really regret this. We're putting throw rugs down now. We hate wall to wall carpeting. We've learned that w-w does not protect the wood from moisture. In fact, it traps moisture. And we don't like the way it looks.

We moved in Labor Day weekend and had our floors done as well. It IS dramatic - and so worth it! Marken, our floors were much like yours...the entire upstairs was western fir, some badly damaged. In a few cases the radiators had sunk through the subfloor. Interestingly enough, someone actually put a new vavle connection to one of them in it's sunken position. Now our plumber has to refit it to sit properly with the new floor!?!!? Why would anyone do such a thing? Anyway - we didn't have as much luck with our diagonal oak floor in the living/ dining area. It had already lived it's 75 year life - no room left to sand. We now have new gorgeous cherry floors. But cha-ching - we weren't expecting that cost. Wood is an amazing material - so resilient, so warm. We will be putting it in for our kitchen floor too. I'll take the dings over time. It's worth the wonderful wood glow. JG - You're welcome. I agree - wood is wonderful. We're planning to redo our kitchen floor as well -- still haven't decided on the floor type though. So I'd like to hear about your experience and see any before/after photos. What a wacky radiator story -- but it was probably done in the dead of winter, not that it makes any more sense, but desperate times .... There are SO many things about our house (we got here in August) that I say .. "Why on earth did they ..... ???" Each one becomes another project for us, and sometimes they come with big $$$$ just like your new floor. But it is worth it. |

Yes, we're constantly saying, "What were they THINKING?" Some are about taste, and that's to be expected. But we've found lots of bad things. We found some unterminated LIVE WIRES in the plaster! What indeed were they thinking? We don't know for sure, but we believe our house was built in 1885. The stuff that puzzles us the most was done (we think) in the late 1970's. That last pic of your floor is exactly the same design I have on my wood floors. |
