My property card showed a 3rd bathroom (2 fixture)that does not exist in our house. I sent in my Assessment Review form explaining this and attached a recent house appraisal as proof. When I received my new property card yesterday the bathroom was still on it. I called Mr. Galante and was surprised that I actually got him on the phone. Anyway, he says that it could represent a basement slop sink and fixtures to support my washing machine. That would be ok with me if EVERYONE was assessed for these items, but I'm not sure if that's the case. Can anyone tell me if their property card shows an extra, phantom bathroom? BTW, Mr. Galante offered to look at my property once everything dies down. I have to give him credit for that. |

Sully -- I have a laundry tub which is not on the property card. I assume Mr. Galante means a real slop sink, however, which would be in addition to the laundry tub. However, 2 fixtures? |

Sully, do you think the bottom line - the assessed value is fair? Not that you shouldn't try and reduce your assesment, I am just curious if you think the value of your home has been inflated due to an extra bathroom being shown on the property card. In other words, would you sell your house for less than the assessed value shown? |

Tracks- good question. I understand there are assessment errors out there that need to be corrected, but this nit-picking is getting ridiculous! And all the nit-pickers (or people who just feel they need to jump on the "tax bandwagon") are boosting up that tax rtae so high that the petty reductions in assessed value they end up receiving won't even matter! |

Sorry I have been out of the loop on the tax thing but does anyone know what the % is now that we muliply our assessed value to get our new taxes? (2.66, 2.75, 3.0) |

Jerry said last week that the current number is 2.75% based on last year's budget. He will publish the new number when available. Be assured it can only go higher. |

Thanks Njjoseph, I would think the budget will increase so that number will change but the budgets aren't finalized until June I think. Is everyone going to get hit with the increases in two quarters? That would be tough, hope there is some kind of payment plan! |

Certified did make some errors in room counts. We originally had a phantom bathroom listed on the 2nd floor. It was removed when we met with Certified and we did get a reduction for that and other errors. If you believe Certified made a mistake and you don't have any unnoted features that might raise your assessment, I would accept Mr. Galante's offer to take a look. Be aware that a review by the Tax Assessor could result in a higher or lower tax assessment. |

In general I think my assessment is fair as compared to others in my neighborhood. The phantom bathroom would cost me about $40 annually, so it's not a big deal, but why shouldn't I be entitled to have an accurate property card and I can use that $40 to go to the movies with my wife annually. |

Sully, your bottom line probably won't change, even if they take out the phantom bathroom. Class and/or depreciation may be adjusted, too, so your taxes may or may not change. |

You should be entitled to having an accurate property card. And you should be able to save whatever it is each and every year. I just wanted to know if the overall assesed value was basically correct. I just think that most people are focusing on errors in the property card ( I am sure plenty of people have more bathrooms or rooms than shown on the card) and not saying well, this is what my house is worth and under the current property tax system (no matter how dumb it is), this is what I should be paying. |

Our phantom bathroom and incorrect room measurements were not corrected when we submitted our appeal, although the phantom finished attic, sidewalk and incorrect heating system were corrected, resulting in an almost insignificant reduction. |
