I just read a post at realtor.com for an unidentified house in Maplewood (no address no picture). The accompanying map showed it as being just west of Colonial Terrace on the street between Collinwood and Evergreen. Since it is a three bedroom, 2.5 bath house like mine, I thought I would check out the listing to see if I had a possible comparable for future tax appeals (I'm still waiting to hear from Mr. Galante and associates on my review). The asking price is $429,950 (a lot less than my house was assessed for) and the estimated taxes are an unbelievable $7,818. I can't even see that as a reasonable estimate pre-reval. It seems it's not just the open houses where where realtors are issuing misleading assessments. |

The street would appear to be Sunset Terrace. I am not the greatest with the database but it appears to me that there is not a single house on that street assessed over $400,000. There are oddly enough, two houses on that street whose old tax is listed at 7,818.30. Their new assessments are $356,200 and $345,900. |

Saturday's Ledger had a sold house notice for 589 Prospect - corner of Park Road. It has about 6 bedrooms, 3 or 4 baths, maybe 1/2 acre - it sold in October 2000 for $245,000!! The new assessment for that house came in at over $500,000. I know it is not a typo, because I had heard that figure from a friend who lives close to the house. It needed lots of work. |

Maybe the work was finished by the time CV saw it? Probably not, so maybe an appeal is in order. I don't know that house in particular, but it sounds like one of the humongous houses. Also, do you know if it was sold at arms-length? |

The work was very slow starting, mostly ridding the property of overgrown shrubs, etc. For some weeks men have been working inside scraping paint off workwork, etc. The house looked abandoned at the time of the reval. My guess is a speculator bought it, with the intention of selling after cleanup. One would imagine the house has a lot of internal big tickets ills which I do not know how or if they will be addressed. |

Yes, now I know the house! I don't think it's worth over $500K, though. It really does need work! |

I pass by this house everyday, and it seems that they are doing major work on it --- it appears as though they guttered it out and are fixing it up. They were also working on the landscaping, I believe when it's done it'll be worth it. |

That house was a wreck before they started on it. No wonder they scooped it up for less than 300K. But assuming they do a good job refurbishing it, I think it will be worth over 500K. Similar houses on Prospect sold for well over 500K last year (I know because one of them was across the street from us). I wish they'd used better taste on the exterior paint job on this house in question though - it's kind of ugly! Brown trim?! |
