http://www.njmonthly.com/toptowns/townlist.lasso I'm hardly an expert at anything local, so I'll leave this to all you to work out. Nice to see Maplewood beating out Montclair I suppose... |

Clicking on each town gives some very interesting statistics. Looking at the list, I have no urge to move anywhere else!

The fact that there is such a wide gap in rank between Maplewood (#39) and South Orange (#198), two towns similar in many ways, makes you question the whole methodology behind the ranking.

One need only look at the "craters" along South Orange Ave. Still excited about that gourmet market that's coming soon? |

Yeah - I want to know the methodology myself. There are too many anomalies. |

I think the methodology is to scan their advertisers and make sure those areas are promoted. |

We had this discussion in the South Orange section a few weeks ago. If you look at the online methodology in detail, the only major difference between the two towns is the percentage of open space, which is much higher for Maplewood. Obviously most of this difference is due to the inclusion of a portion of South Mountain Reservation in Maplwood's town boarders. So although that part of Maplewood is closer to my South Orange home than it is to most Maplewood homes, Maplewood gets credit for it in both the best towns list and the crime stats (a mixed blessing indeed!). |

OK, this is nagging at me - help me out here. There's a statistic related to the median home prices in 2000 and 2005, and in Maplewood it went from $207,000 to $405,000. Then it says "Change in median price" is 196%. Isn't it a change of about 100% - or double? A 200% change would be about $400,000, wouldn't it? I need a life. |

Why does Maplewood get so windy on some days? Because South Orange sucks and Montclair blows. I'm just kidding - I swear. |

You should note that Maplewood is also #2 - among towns with more than 20,000 residents. |

I found it quite interesting. Towns I thought were going to be much higher, such as Summit, were quite low on the list IMO. |

It is all in the very detailed criteria that they use, which are carefully laid out online. Seemingly sane criteria can lead to "interesting" results, as with the open space driven difference between Maplewood and South Orange. |

Curmudgeon, You will also find that Newark is No. 1 among cities over 250,000 in population. |

Mooewe: 405,000 divided by 207,000 is 195.365%, which rounds to 196%. I don't think effective tax rate is factored into the equation. If it were the results would be different. |

You are correct Bob K. If someone wanted to know how much of a % increase that is in house prices the equation would be: 405,000 - 207,000 = 198,000 198,000 / 207,000 = .9565217391... 96% |

Mooewe is correct. The new price is 196% of the old price, but the change in median price is 96%. If the median price were still $207,000, the change would be 0%, not 100%. |
