We might have to have another land survey done. My neighbor and I have a difference of opinion on whose survey is correct. Does anyone know approximately what that would cost and who would do it. I tried to call the surveyors who originally did our survey and they are no longer in business. Thanks.

We used Casey & Keller, Inc. - Civil Engineers, Land Surveyors, Planners, in Millburn 973-379-3280.

It cost us $745 in 2001 to "stake property line including partial topographic survey"(we were rebuilding a major retaining wall and wanted the property staked to ensure the neighbors were all on board w/the location of the wall, well within our property line.) We received several copies of the survey.

You can get it staked and then sink the stakes so a metal detector can find them.

Before you sink money into a survey, you should probably call a lawyer with experience in real estate. It is quite possible that you will receive the identical "drawing" if a new survey is done and your neighbor may also receive the same survey they now have if they also choose to have a new survey done. It may be that the metes and bounds are incorrect on the recorded deeds or your current surveys are incorrect for some other reason. Most likely, you and your neighbor will need to have one surveyor do both properties at the same time. Unless, maybe you can just reach a amicable resolution?

If you liked the attorney who closed your house for you, I would suggest that you call that attorney and ask for advice and for a surveyor recommendation.
