Hi all, Just had Gary Gregori from Gregory waterproofing at our home - we hear raves about him from the board... we thought we had water coming into our basement from the floor, but he doesn't think so - he thinks maybe we only need a french drain, and no sump pump. Does anyone have that kind of setup? Is it common to have a french drain without a sump pump, or should we insist on a sump pump? We have a finished basement, and really don't want to chance getting water in again. We certainly trust Gary Gregori - but don't want to take uneccessary chances.... are we being overly cautious?

Eire; We have a French drain with sub-pump. During a consecutive period of summer rains the pump would run continuously and due to the pump continuously shutting on and off the torque effect would get the float stuck and shut down the pump. We would still end up with water if the stuck float wasn't resolved quickly. This experience made me examine the source of rain seeping into the basement - I thought if I could reduce the source then the pump would run less frequently and the probability of water seeping in might be resolved. I determined that the water coming off the roof and flowing out of the drain pipes were seeping into the foundation. The pump was pushing the water back out but once the ground became saturated the rate of water coming in increased exponentially. The resolution was to connect all the drain pipes to a system of in ground PVC piping that either fed to 1 dry well I installed or out to the street. My basement is now dryer then dry - and regardless of rainfall the pump is working only a fraction of the time. Politicalmon

While I've heard a lot of good things about Gregory, and I'd trust them, I just don't see why you would not add the sump at this time, and be done with this. Later, George |

Eire, I told you most ground water comes in through the seam where the floor and wall meet. I don't know where the water goes if you don't have a sump pump? Into a floor drain? |
