we have had what looks like sand in our water for a long time now. I had asked online here what it was and was told it was from our hard water (we are in south orange). Yesterday i called Corragio because every faucet in our house is leaking. he was amazed by the amount of sand in the traps on the faucets. he had no idea what it was! He told me to call Woolley and ask them. They acted like i had 3 heads! Woolley did not even understand my question. What the heck is going on? we have a tankless hot water system.

is it sand or a mineral build-up? do you have a water softener? maybe you should call those guys (I think Jayson has been mentioned).

Corragio kept asking if there was an old water softener here, but he didn't see one, neither did Woolley and we have never seen one. Woolley came by and they were mystified as well.

If the water company has recently worked on pipes in your area, sand in the pipes would be a normal result.

Pull all the filters and airators, open the cold valves full one at a time and let them run for 5 minutes. Then go to the next one, then the next.

See if that solves the problems.

Sand in the water has nothing to do with hard water or water softeners.

Rust flakes in the water would be from recient work on plumbing as well, cleaning would be the same.

Work in the area was another guess the plumber made, but this has actually been the situation for months, not a recent occurance. Now, he thinks it is the hot water precipitating (spelling?) and that we need a water softener. he's going to test my water (for "under a hundred dollars") tomorrow. i'm not sure what he is testing for...
it doesn't look like rust flakes. it really looks like sand.

I might be reading you post wrongly which is highly likely, but I had Portasoft come out to talk to me about a water softener with absolutely no hard tactics and they tested my water for hardness and it didn't cost anything.

Is he charging you "under a hundred" for testing the hardness of your water or is he checking other stuff too??

i don't know what he is testing for! But wouldn't i have what every other south orange home has in their water? i know some of the area gets water from a different source than the rest of the area. i still wonder why this isn't a common problem. Maybe very few people have tankless hot water systems? The plumber thinks it is very hot (although the temperature when it comes out of the tap is not so hot), and that is what is causing the sand.

You should post in the SouthOrange Topics. I sometimes have ROCKS in my faucets...much bigger than sand grains. SO Water quality is a huge issue about which our BOT is doing NOTHING

Perhaps Installing a New Hot water heater and an in-line whole house water filter may solve the issues??

we just installed a new boiler this winter. but we had this problem before that (we think). we don't have a hot water heater. believe me, i wanted to install a gas line and get one, but there were many complications to that plan. We don't have gas coming into our house. it would cost a fortune unless we switched the boiler over to gas as well. then there would be the cost of removing the oil tank, etc. etc.

but why hasn't corragio seen this before??
SOSully, i have posted before about poor water in south orange only. They are a little busy over there right now...but i will probably post when i hear more from the plumber.
