We painted our powder room with a flat finish paint and now the walls around the sink are terribly water-stained. Is there a way to clean the walls without making it worse?

If there is mildew first wash it with bleach then let it dry, prime with oil stain primer the area and paint, for powder room use egshell or mate paint because one is dried this is washable paint.

I hate Flat paint. You can't clean flat. It's apparently good for hiding imperfect walls because of the dull finish, but you can't clean it.
