I now have a couple of qoutes to do my floors, but was wondering what peoples experience/opinions were on different finishes that were qouted (Pros & Cons): 1) 1 coat of sealer + 2 coats of Oil 2) 3 coats of polyurethane 3) Water vs Oil 4) Satin vs SemiGloss Thanks |

Having been through this a couple of months ago: 1. Sealer makes for a more even finish. What do you mean by oil? Oil based polyurethane? 2. We prefer the look of oil based polyurethane. It seems deeper and less "cloudy". This is I think somewhat to taste. Water born polyurethane is easier to apply and dries quickly so some refinishers like it for that reason. 3. We went with Satin. Previously the livingroom floor had a semi-gloss or gloss finish and looked like a bowling alley. Again, this is preference. |

I chose one coat of sealer, 2 coats of oil-based polyurethane, and satin finish. I don't know how it looks yet in my current place because they just started my floors yesterday. But in my last place, this was also the combination I had and it looks great and wears well. |
