Help! I need my gutter's replaced. I had a very bad experience with Ned Stevens, so I would not be up for using them but would appreciate any recommendations asap! Thanks in advance my fellow Maplewoodians! |

If you get "Leaf Free" gutters, be prepared for icicles in the winter. Regardless of what gutters you get, be sure to demand rust-free screws/hardware as well as "big-mouth" outlets near the gutters at the top of the leaders/downspouts. We used Leaf Free and back in 2000 it cost $1400. www.leaffree.com Regards, A South Orange neighbor |

I was a little shocked to call Ned Stevens today and get quoted $275 for a cleaning. (Their ads say "average home $35-$75") We have a slate roof which they say is why the high price (compared to a $95 quote had we had shingles...again where is the $35- $75 ad price coming from???). Not to hijack the thread but was also hoping someone with a slate roof might recommend someone other than Ned Stevens. |

$35 - $75 is a come on. What defines an average house? I guess if the guys can walk the roof eave and blow out the debris and they're done in 15 minutes, then you may pay somewhere in that range. A slate roof is going to require ladder work since you don't want traffic over the roof which would result in some kind of damage. When I was cleaning gutters, it was based on time with a minimmum of one hour and the lowest price was $75 and usually averaged 1 1/2 hrs for ladder work. You don't make a fortune doing cleanings, but it is all labor and if the people cleaning the gutters are responsible and know their trade, they can point out possible problems before they become major disasters. Cleanings were always a great way to pick up additional work. I've never bad mouthed anyone (contractors), but do yourself a favor and stay away from the big yellow page ad cleaning companies. If you have a slate roof, develop a relationship with a slater and they will usually accomodate you with a first rate, scheduled cleaning service. |

Cowgal - The slate roof excuse is total bull. We have a slate roof and pay the same as all our neighbors with shingle roofs. The gutters should be exactly the same on a slate roof as on a shingle roof. We've used Tom at Aurora Home & Commercial Services (973-763-6322)- they will put you on a schedule, and we've used Cleaning America 1 800-528-2321 - Ernesto Sabogal. Both are around $75 or so. We just had our gutters replaced by Ultimate Gutters - Stefan @ 201-681-9636. We had him install large six inch gutters and screens. They were quick, reasonable and actually SHOWED UP (we hired two more gutter companies before Ultimate....for two months they just kept saying "We're coming next week" yet never showed up, meanwhile we got water in the basement because of the old gutters). Good luck!

Thanks all. I appreciate the info and feedback. I'm also looking to have someone evaluate our gutter system because I think it's causing water in the basement. I was hoping to do it in a one shot visit: a cleaning and an estimate. I will call the recommended companies. |

Hi again Cowgirl - I too have a slate roof, and have used A. Maarten for maintenance & repairs and the gutter work (per the other thread I wrote to you on). As stated before, 'adopt' a roofer and the related issues (gutterwork, cleanings, etc.) should be part of what they do for you. Jeff |

TIP, when you do your gutters, pay up to have the leaders drain into under-ground pvc pipe that runs to the street. And they say goodbye to water in your basement!!! (We did that with all four corners and although we still need a dehumidifier running at all times, no more water, zero condensate on walls! Albarro recently repainted our basement and it looks wonderful!) |

We had our gutters replaced last year. I'm not home to check the name of the company, but I think it was Keltom, or something like that. They were not from the immediate area, but not all that far away. We were happy with their work. |

Does everyone have the underground pvc pipe? Is this a given? |
