I need an architect for a near-total interior and exterior renovation. We had already started with one architect and have informal plans done--need someone mainly to just pick this up and do more technical plans for contractor bids and permit applications. We aren't looking for much in the way of design advice at this point. We would like someone who is reasonably available without getting on a long waiting list. Cost is a consideration, but not determinative. Any recommendations?

out of curiosity, though, why "change horses midstream", regarding the previous architect? Does he know you're going w/ another firm?? Did he give you rights to use the design intent (drawings) he provided?

Although I wish we didn't have to try to find a new architect at this point, we really cannot continue with this one. He took months to get us drawings he said would take two weeks, and that was after near harrassment of him. When they showed up entire rooms were missing. One would have thought he would be thrilled to turn an extra bedroom into a large master bath, as his firm would also do the construction ($$$!), so how could he forget to put it in the preliminary plans? A good point about any rights to the plans, but anything we would use was about 90% my drawings on graph paper that he merely put into his software (I did this after it was clear he just wasn't getting what we were describing)--I still have my drawings.

FYI -

Architects can vary their contributions to a project.

Some will work on a project from conception through construction. Some provide design services only and then hand the project over to the Owner and GC for construction. Sometimes they are hired by the GC to provide a structural analysis and to submit drawings for Building Department approval. Sometimes they are needed for egress and occupancy reviews and submissions.

But please just keep in mind that the good ones take their licenses seriously. Be wary of anyone who will just 'provide technical' drawings, stamp them, and take off.

This is appropriate for some situations, but not for a complete interior and exterior renovation. Architects are responsible for Life Safety and Code issues. It takes time and thought to review/ understand each project's specific conditions and the issues that will affect each trade involved.

Before you hire anyone new - ask to see a set of their documents for a similar project. This will help you to understand what you are getting.

We used GeT for our recent kitchen/bath renovation and we are very pleased with the result. They were responsive, helpful in the interview process and worked very well with our contractor (important). Our project was put on hold for almost a year due to our oil tank issue and we were able to basically pick up where we left off thanks to their help. Any issues that did pop up (and there will inevitably be some) were resolved quickly and to everyone's satisfaction.

Was the architect local? I'm starting to interview candidates over the next couple weeks for a house expansion scheduled for spring 2007 and would like to make sure I don't waste my time with incompetence. If you don't want to reveal the firm in the thread please feel free to email me.

Thanks for all your responses. To follow up and alleviate potential concerns of others looking for architects, I should add that the original architect is at a design/build firm in Bridgewater and was NOT recommended on MOL (and now I have learned my lesson about doing research on MOL!).
