anyone have some good ideas/experiences? the deck is about 20x20, i'm wondering how much it should cost? thanks.

Here's what I know:

The deck needs to be powerwashed first. If it is new and has not yet been stained or sealed, it will be a little less expensive than the powerwashing required to remove old stain and sealant. Powerwashing is more time consuming than it sounds---we just did it ourselves this weekend, and now I fully understand why it's a little expensive to have someone do it for you.

Sealing/staining is not rocket science, but the stain itself does take a bit of skill and experience to get it right and not have a lot of uneven-ness and brush marks.

Our deck was powerwashed and sealed (not stained) for the first time last year for $500. I'm afraid I can't remember who did it, but at least this gives you a price reference.

We stain the deck ourselves and apply a touch up each year (because of all the scrapes from shoveling during the winter). If the deck has not been stained previously, it's a relatively simple job to brush it on yourself. Remember, this isn't fine furniture you're dealing with, so if there are occasional blotches, that shouldn't be a show-stopper.

On the other hand, if the deck has previously been stained or sealed with something less permanent (and gooey) like Thompson's, then it will have to be powerwashed. That's where I'd haul in a professional.
