So our new money pit has a beautiful but leaking Spanish clay tile roof. We just had a roofer (who does repairs on tile, not just asphalt) come over and he recommended we rip off the tile and put a new asphalt roof on. He said it would probably cost us about $2500 per year in maintenance, not to mention the cost of the current repairs.

I asked about alternatives, like cement tile or metal that might keep more with the look of the stucco house, and he didn't have anything good to say about any of these options.

I know there are not too many homes in the area with this style of roof, but if anyone has successfully (or unsuccesfully!) dealt with one I would love to hear your stories. Ripping off the roof to me feels about as appropriate as ripping out the leaded glass windows. Not too right.

If you send me a PM with the contractors name, maybe I can advise you a bit better. Throwing a tile roof away does seem a bit radical and the PM cost is way over the top.

I agree with daylaborer. Spanish tile roofs are very nice and hold up the test of time. We've come down this road before and always found a way to repair it.

those roofs are so lovely - I hope there is a way to keep it...maybe get several opinions!

I certainly will get more estimates/opinions. It's part of what makes this house unique and I really don't want to remove it.

Michael, is there anyone specific you would recommend...send me a PL if you prefer. I know winter is drawing near so lots of guys are busy but we need to repair the soffets and gutters too (in keeping with the style of the home) so this is not just a little job.

(Meaning, I'm hoping to find someone dependable we can use each year when needed.)

Do you have a garage with the same tiles? The back side of our garage roof was re-done with non-tile roofing (not sure what, I never see it.) The front, which is visible is tile that matches our house.

All of the tile removed from the back of the garage is stored. When the tree guys cut down some limbs they dinged the roof and busted five tiles in different places. Our roofing guy asked me for five tiles, climbed up and put them in.

The previous owners did this, and boy am I grateful. But you have to have a garage.

Heh, I found out our old garage was destroyed by a giant fallen tree roughly ten years ago...the new garage has red asphalt, so that won't help.

Oh darn.

I am totally against removing the tile roof. However...

I've been told that if you are facing a big roof repair on a tile roof, you can remove and sell the tiles, then put one of the other cheaper roof styles on and actually make a profit.

I haven't been faced with this temptation, but I'd like to believe I'd bite the bullet and maintain the historic integrity of the house -- even at a loss.

Hey, what are you trying to do here...

No, not interested in making a profit off the sales of the tiles, and I don't think the repair is THAT severe...there are several small leaks.

HOWEVER, perhaps the roofer who suggested ripping the tile off had an ulterior motive!
