I just bought a house and am moving to Maplewood. Looking for an architect to re-do the kitchen, all baths and cosmetic work. No major structural work planned. I was referred to Clawson Architects. Any suggestions on these or other reliable, skilled and reasonably priced architects? Thank you. I look forward to moving to town! |

I've used him and find his work to be excellent. I've use a few others, and they were ok. That is all that I am willing to say. |

FYI - sometimes when I see houses listed in SH they highlight additions that are designed by John James - it's a selling point if that helps. John James is the gold standard for architects. |

Thank you all for your recommendations. The only architect mentioned is John James. He obviously has a good reputation, but I want to start work within the next few months and he said he is booked for at least 6. God bless the guy if he's that busy. He's losing a great client though! There must be someone else around town who is good though...Any other suggestions?? Again, with appreciation, your new neighbor. |

Try Fran Klein. His office is in Bloomfield, and he did a magnificent job on an old Maplewood house kitchen re-build. I say re-build, because the owner (a friend of ours) pushed out the footprint of the house and more than doubled the size of the room. It was a complex job, involving new roof work, creating new back porch and linking to older screened in porch... You can reach him at 973-783-0688. |

He lives in SO and is pretty familiar with old homes and additions, renovations etc. The only reason I hesitate to list him here is that I did not ask his permission to use his name online.. Hi - we used Richard Alan McNealus - he lives in maplewood and works part-time doing residential work. we were more than happy with him. he told us that he only works weekends when we first spoke with him, to sort of let us know, that he wouldnt always be very fast - but found he was very prompt, usually earlier than he said. he came to our house many times evenings and weekends, spoke with our contractor, gave us good advice and did a really nice job - plus he was very reasonably priced. 973-763-1858 |

Can any of you comment on how architects price themselves? Is it on an hourly basis or percentage of the construction costs, etc, and what are the going rates? I guess the more significant question is what do the totals come out to? I'm looking to do a full kitchen that includes removal of a structural wall and possible inclusion of a half-bathroom. I wonder just how much to expect in architectural fees? Ball park of course. A grand or two? More? Less? |

Most architects around here charge a percentage of the construction. But we found one that charges by the hour. He's an older guy who works out of his home-office in Maplewood, and he takes issue with the practice of charging a percentage of the construction. His name is Bob Dutter. I don't have the number handy, but I know he's listed. |

My architect said it would be an hourly rate (i believe - then told us about how much it would be) his estimate was close. it was more than what he originally said, but he needed to get an engineer for support info, and we couldnt make up our minds about a few things, and he mad more changes than we anticipated because we asked him to. again - richard alan mcnealus - 763-1858. i may have put the wrong phone number on my earlier post - i am not home to double check, but i think he is maplewood, not south orange, so the 973 is not correct. - again - very nice, helpful,good work, and reasonably priced. |
