I sent mine out about 10 days ago, nothing yet. I also spoke to someone at town hall, who said they have a huge backup and couldn't even tell me if they've received it in the mail. Needless to say, i'm dropping it off by hand from here on out. |

JG I guess you never had to deal with these clowns. They are particularly nasty to town residents when they even suspect a discrepency. It's a good idea by Lefty. They can cost you money if they get on your case. |

speaking of tax bills...my wife found someone's tax bill on the sidewalk the other day as if the mailman "dropped" it. We are assuming it was their tax bill, it was in an envelope with postage addressed to the appropriate party...this is a whole other topic...the mail! We promptly returned the found envelope to the return address, so they could re-mail it. anyway...probably a good idea to drop it off yourself. |

A few years ago we had a car lease and, even though our checks were sent on time, continued to get late charges. It turns out that the bank was backlogged on processing and wanted us to mail the check 15 days early. The moral of this story is don't be sure you will not get a late charge. |

Good for you, Lefty. I spoke to someone last week who was going to call me back when they finished opening the mail. Still waiting & no one is answering the phone now. This is the first time I've mailed it, too. I usually take it in person. No more. It would be nice if they called back when they said they would. ALthough, I have to say that I have never experienced rudeness; township employees are usually very nice when I call about something. However, I will NOT be paying a fine because of someone else's inability to keep up with the workload. This never happened when Jerry & Vic were in charge....... |

Not true Greenetree. Jerry and Vic had noting to do with the processing of the mail. And, twice when they were in office, I received a late notice and a fine because my check was received 2 days late. I called the Tax Collector, told him where my check was deposited, (Tax collection box in the train station), when it was deposited, and that was that. The correction was made, the fine reversed and all has been well.

Does anyone know if there is a set schedule for pick-ups at the town's box at the train station? I have always been under the impression that box was emptied only occassionally. It certainly does not appear to be the best place to drop off a tax check or some other time sensitive material. |

If you ask at the concierge's office, they will advise you not to use this box for your tax payments because of exactly what you suspect. 37 cents is well spent. |

I would advise, that you drop off what you need to at the train station drop off box. It has nothing to do with the businesses in the train station. George: Why tempt the fates? The drop off box was set up as a method by which commuters could communicate with the Township, primarily on routine matters. I would never use it for sensitive materials, such as tax checks. Nor would I use it in cases where the matter at hand is urgent, requiring an immediate action or reply by the Township. In most cases, if you can't make it to Town Hall in person during business hours, it is far more effective to drop an envelope in the mail or leave a voice message at Town Hall. |

We are in the process of buying a house in MW and had some questions about the Tax system - maybe someone here knows? First, do you all pay your taxes yourselves, that is, without the mortgage company keeping it in escrow? Secondly, when are taxes payed, in arrears? In other words, are Q1 taxes due March 1st (or thereabouts, etc)? THanks! |

Welcome to Maplewood! We escrow our taxes with our mortgage company. I think its more of personal choice, there are pros and cons to both choices, we like the ease... |

For 15 years now, I have not used an escrow account and have paid my taxes direcly. It has stopped all the problems with mortgage companys (and there were many) and keeps me in tune with what my tax bill costs me. Never be afraid to try something new. Most mortgage lenders insist on escrows, that is, they want to take care of the taxes to make sure they get paid. The reason is that unpaid taxes are a lien on the property and that lien is superior to the mortgage lien. If the taxes are not paid, the mortgage lender loses its first position. Theoretically the mortgage can be wiped out by a tax lien foreclosure. Taxes are due quarterly on the first day of the second month of the quarter. Feb 1st, May 1st, Aug 1st, Nov 1st. |

I hear that if you have enough equity in your home, the mortgage company is less likely to escrow your taxes. I believe that's why our mortgage company didn't insist. I believe the amount is 20%. If you have this much equity you can choose to handle your own taxes. I highly recommend it so you don't have to deal with constant adjustments to your escrow account due to annual tax increases. Also, you get to collect some interest on your own money instead of the mortgage company. |
