A nice old farmhouse -- razed. A sign says, 5 Luxury Townhouses. I saw it today, but not last week. I hope they are nice townhouses. I really liked the old house and the fence -- it's a nice big lot. But, watch out if they cut up a newly paved street. Then my hackles stand straight up. |

Since I am pretty sure that the townhouses will be in an R5 zone, I wonder how the planning board hearing escaped the eagle eyes of MOLers. Is this our first time a house has been torn down in Maplewood to make way for new construction? |

The property in question is in the Commercial-Industrial zone, not a residential district. Consequently, the house that was demolished was a pre-existing, non-conforming use in the industrial zone. The new construction project was granted a use-variance by the Zoning Board of Adjustment, after a hearing that spanned several months. That proposal was never before the Planning Board. I doubt this is the first instance in Maplewood of a house being replaced by new construction. On the other hand, it’s certainly not a common occurrence. I can’t cite any specific examples nor am I aware of any organized statistics that would enlighten us.

Tom, thanks for the clarification. I am embarrased because I got my Burnetts mixed up and was thinking about Burnett Terrace, not street. BTW, I think they are already being advertised on www.gsmls.com. for a preconstruction price of nearly $500,000 per unit. |

It wasn't Tom who mentioned the listing. It was me and the number is 2210947. I think it is very positive that a private developer is making a significant investment in the Hilton area. |

JTA, it was not a teardown. It was a double lot. Part of it was sold and trees were razed for a new McMansion. |

New condos on SA too. 2 BR. 2 Bath. Across from Maplecrest Park. $325,00 or $350,000. Supposed to be completed by April. |
