The njmonthly.com website now has the listing of all 566 municipalities in N.J. To see how South Orange ranks, click on Essex County. Then click South Orange to see what numbers were used to compare it against other municipaliies. South Orange is ranked 198.

Thanks very much for posting this. Everyone really should take a look at this list just to see how meaningless it is. I know my neighbors in South Orange are just really envious of people living in "better places" like Clark, Union, Kearny, Hazlet...New Jersey magazines, just like all the millions of magazines out there are just desperate for content to sell ads. Wonder how much Hovnanian paid for that spot, it was well worth it. |

South Orange actually has done extremely well. If you look at these kinds of surveys in an objective way, maybe you can learn something from them. The methodolgy is explained, and the numbers used are objective. Perhaps some others can take a look and see if there are areas where we can improve. One area where we are definitely weak is open space (4%). That is probably something that will be difficult to improve upon (or is it?).

I love this town. Unfortunately my wife and I couldn't afford to buy here, but I still love it. I work for the town so I have a behind-the-scenes view of what is being done and (more importantly) what needs to be done. I only wish that my opinion mattered. As much as things are improving, they're getting worse. I love this town but it neds a lot of help. |

I think many of us share Parrot Head's feelings. South Orange is at a turning point. That's why getting more people involved like Soparents is so important. |

South Orange has a median home sales price of $485,500 and median property taxes of $10,709. There are only six municipalities in the top 100 list with median property taxes higher than South Orange. They are shown below with their median home sales prices. 3. Essex Fells $960,000 $11,689 28. Alpine 1,780,000 10,910 37. Tenafly 675,000 10,758 38. Millburn 894,500 12,757 44. I thought South Orange's median prop tax and the median sale price was higher. Same for Maplewood as far as sale price. |

Rastro - I think you may be thinking of the average home sales prices and average property taxes which are in fact higher for SO and Maplewood than the median sales prices and median property taxes.

Anyone have any idea why taxes in Alpine -- an extremely wealthy community in Bergen county -- are so low? Is it that they provide no services? |

I finally took a look at the article and website, and saw that the only major difference between Maplewood and South Orange (which presumably drives the very different rankings) is percent of open space. [I'm not going to copy all of the details, but www.njmonthly.com has them] In other words, Maplewood ranked 39th in this survey vs. South Orange's 198th primarily because they are the municipality of record for part of the Reservation. So they get both the Reservation's crime stats and the "Best Town" credit for it!

Not sure, shoshannah... but they do not offer home delivery of the mail, they only have one K-8 school (and a small one at that). Much of the open land is parkland, and there is also little or no industry in town... |
