This is a comment from a thread from Millburn/Short Hills that I found interesting. ---( There is one sure predictor of an impending recession ... look at the number of vacancies between Bagel Chateau and Lackawana Place.)
Other than sickley building do we have any vacancies? And we have developers breathing down our necks to develop South Orange. Is it possible that South Orange is not feeling the pain of towns like SHORT HILLS???

To me what would count as a vacancy would be a commercial space for rent or sale that is sitting empty. Property owned and under development even by the types of incompetents we have in out town would not count in this instance.
Apples to apples.
I was very surprised to hear that here are retail vacancies in Short Hills/Millburn?

brant- with the "pro-education" crowd apparently intending to run our school spending in MSH up (and taxes) a seemingly Mall-friendly settlement of the Short Hills Mall tax appeal (10% of our town's ratables), and our coming 2007 re-assessment it appears we are going to be hurting cowboys, tax-wise. Our situation is not yet like yours however, no offense. IMHO opinion developers are not breathing down your neck however, if they ask for, and you have to give them, PILOTS. Plus we will have a senior housing development coming on line in the future. I have been reading the same development stuff about SO, for about what, 7-8 years?

Factvs.....developers are breathing down our necks. Pulte developed the quary and is selling 1.3 million dollar condo's and some to people from short hills.
We have a huge developer wanting to develop all of valley street into luxury condos and soon we should have some very expensive condos on Vose.
As far as taxes you are correct we are very high and no sign of them coming down. An advantage however is our housing costs are much, much lower.
I still was very surprised to hear about all the vacancies in town. Not a good sign for all of us.

Developers of what? Low income housing? MSH should be worried when 2 beauty supply stores open right next to each other.

You can go back & re-read all the old threads, but here is the Agreement to pay $1.2 million that Pulte would have otherwise had to pay ($600,000 for Water improvements & $580,000 for a COAH obligation (bullet #7)) that was signed by the Village (Rosen signed it since Calabrese had to recuse himself):

People, I hate to break it to you, but it is all about the ratables. You don't have enough commercial ratables and your development plans has been going on for eons. The layout of your downtown is also different than MSH, which I think is a bit better for development purposes. That being said SO has a tremendous upside if you can leverage it. Pulte coming in to build luxury homes is not a sign of failure, rather a clear cut determination by a developer that your highly taxed community can support the sale of 1+ million dollar homes. That's good.

A quality planner and a professional-controlled re-development plan will get you were you have to go. If you don't have it, I am sure you will get it.

The inertia in SO is comical. I've been here almost five years and little to nothing has happened in terms of real development. (This is, if you don't count the big monstrosity growing behind the train station -- without adequate parking, mind you!)

It's starting to get depressing to even walk to town.

Yikes,

The more time I spend on this board the more depressing it gets---ok so let me see if I have it straight---I'm new to the town---only 2 years--so, this country has enjoyed one of the biggest economic booms in our history during the last 10 years (see dot.com, see real estate values, see all-time low interest rates)---locally, mid-town direct service to New York has been a major shot in the arm for surrounding towns that have improved dramatically (see Summit, Maplewood, Millburn, et. al.)---in South Orange, real estate has been and continues to be healthy (see the $1MM plus homes in the quarry) and as we all know we pay a boatload in local taxes---yet, nothing changes, nothing improves and our downtown is a wreck compared to our neighbors. Where is the master plan for South Orange Avenue re-development? Does one exist? Is there a vision for this town? Why are we developing quarries and building $500K statues given the state of South Orange Avenue?

What is going on?

Might be time for a change.

I suggest you attend the BOT meetings which take place every other Monday night at Village Hall. You'll witness first hand why we have the problems we do. And then remember that next May when elections take place.

Steve, welcome to the boards. With visionary government, given the forces you rightly recognize, this town would be a real gem. Today it's still a diamond in the rough. Please do attend a BOT meeting. Our Master Plan is in committee now, but was last fully overhauled in 1978. There have been scattered studies since, but no cohesive plan to pull all projects together.
