I know this has been discussed before AND it's also posted in Please Help, but... Any great experiences? We expect to be selling our home this summer , middle, maybe low-middle price range, near Flood's Hill and Montrose School in SO. Hoping for someone who is enthusiastic about the neighborhood, skilled and attentive. Walking on water is optional. (or, anybody looking to buy here? new owners will have some of the best neighbors in the world ) Thanks for your thoughts! MC |

I strongly recommend Tom Fernandes of Thomas Associates. He's an expert in the SO/Maplewood area. He's lived in the area for a long time; he's honest, hard working and very responsive. I would like to recommend our realtor Susan Blodgett from Burgdorff. I have had friends who have listed with her too, but I used her as a buyers agent. I was sick and tired of being "ignored" and being shown things that were of no interest. Susan not only cut out all the B/S that normally goes on, but she LISTENED to what we wanted, worked with us patiently, made constuctive comments and suggestions and really made what had been up until the time we found her a thoroughly miserable experience, into once that was quite enjoyable. She knows the area and surrounding areas like the back of her hand. We had terrible problems closing due to the attorneys locking horns, and she worked through this at each and every stage to make sure this went through. From what we understand afterwards, the sellers agent has also dropped the ball so if it hadn't have been for Susan we would have lost this House. So yes, we used her when we bought, but due to how she handled everything etc should we sell we would definately list with her. She is honest, diligent, intelligent and very in tune with the clients she works with. She can be reached on her cell at 973 214 4636. Can you tell from the above that she also meets your optional requirement of walking on water???!!

I have met Tom and like him. However, his firm is very small and I think it is more difficult for him to get exposure for your listing than someone who works for Burgdorff (the local 900 pound gorilla) or Weichert. We used Janet Schonner of Burgdorff for both selling and buying and were pleased with her efforts and honesty. She gets a lot of listings as well, which I think is a plus. |

I have used Tom of Thomas Associate Realtors for three closings of my own (two buys and one sell) and he is excellent. I intend to use him when I sell, and several people I know, including neighbors formerly of Beech Spring Road who used Tom, have praised him. He has over 20 years of experience and he is worthy of your retention. "Exposure" comes from the advertisements that are placed in the news media, and the multiple listing service. It is a level playing field. There is no more exposure from a large firm than from a small one. His expertise will help your house sell because it will be priced right, the purchasers will be properly screened and pre-approved, he will follow every step of the procedure, i.e. home inspections, mortgage applications, certificates of occupancy, tank removals, etc. and you will be extremely satisfied with his service. When problems arise, as they usually do in a real estate transaction, you will be very glad that Tom is on your side. |

I never heard of him and if I were selling or buying I would use a huge player like remax, weichert etc. Isn't Thomas a tenant of Elaine Harris? |

For us, I found that for selling, using a big player was very helpful and offered lots of benefits. However, the commission is usually the highest in the industry when you go with a big player. I would beg to differ with jeep on buying though. We just bought a home and used a smaller local realtor. It was a great experience. Very personal and attentive. Not that there aren't attentive realtors at the bigger firms. We started with Weichert, however, and weren't very satisfied with our experience and switched. Feel free to PL me for specifics. |

Nancy Gould from Burgdorff's in Maplewood Village. A dream! She helped us with the purchase of the home we're moving into and the rental of our current home. My comment would be to use a local realtor in Maplewood/South Orange who is familiar enough with the current market to know how to price your house so it moves fairly quickly and doesn't sit on the market when interest rates are rising. Also consider you want a firm that is large enough to have a lot of buyer's focused agents who can show your house as much as possible ( so they strive to keep the entire commission in-house). To feel comfortable get cmas from at least 3 different agents. The agents that are listed here are all quite reputable and experienced people IMHO. PS- I am not a realtor |
