While flipping channels, I just stumbled onto the Planning Board meeting and they are currently discussing installing a "living wall" on the perimeter of the Quarry that is necessary due to erosion that is occurring. It looks like the main issue is that Pulte is requesting to disturb the buffer that surrounds the property, which was initially prohibited.

I can remember in the early days of the project discussion that Pulte was specifically asked by a resident at a meeting whether they had ever developed a quarry site before. They admitted that they had not. We are now seeing the ramifications of letting a developer develop a site without prior experience doing so. I hope no one's home is seriously threatended either on the rim or in the quarry.

Well...not suprisingly the request passed.

A few interesting observations:
1) The "living wall" looks sort of like a Chia Pet retaining wall.
2) Apparently, the "walking path" around the detention basin is in horrible shape & has become a safety issue. Suprisingly, the "Homeowner's Association" is responsible for maintenance of this path.
3) Pulte reported that only around 50% of the townhouses have been sold so far

Not sure if you noticed but they have dropped the prices for their basic townhouse from $999k to $899k.

I had not noticed that, though I guess it is not surprising. When the project first started in August 2003, Pulte said they expected all units to be sold within 3 years. We are approching the 3 year mark, and only 50% of the units have been sold.

In addition, the overall housing market seems to be cooling. I noticed about 5 existing houses for sale on just on one segment of Harding Dr.

Of course, this ultimately will affect everyone in town because this is yet more anticipated tax revenue (in addition to Beifus, Sayid, Shop Rite etc) that is not fully materialized.

MHD, do you mean the 2 million taxes that Bill has budgeted from the Pulte homes? Is this counting chickens before they are hatched?

Exactly. However, let's do the Math:
69 units * $25,000/year in taxes = approximately $1,725,000

HOWEVER, the Village ONLY receives about 25% of that, which is approximately $431,250.

So, here is another example of Calabrese blatantly mis-stating facts:
He claimed $2 million is coming into our treasury, where it is really only $431,250 and only once the entire project is sold.

How will this living wall benefit Calabrese? We can only guess he will get some kickbacks being at the top of the quarry cliff.

Oh. Has anyone been on the public walking path in the back of the quarry yet? Wasn't that supposed to be open space for the public?
