Forgiveness Please. I'm calling BULLSH*T on this whole Beifus thing. The work has stopped again. They pulverized the lot over a month ago then vanished. I'm not going to ask; "What's the deal with Beifus?" I'm not about to wax on about it's completion. The sidewalk has been taken away. As evidenced by the schoolchildren & commuters who edge along that fenceline to avoid being mowed down and dragged up the hill. I see the sign that says "Sidewalk Closed" but nobody adheres to this. This is a total disgrace. It flies in the face of everything. Action: My fellow MOLers specifically those who reside in SO, should petition the BOT for immediate action. This is not about who won/lost the most recent election. This is about NOT GETTING ANYTHING DONE. You & I deserve more than this. Dave-Is there anyway to begin an online petition within MOL? To be printed and presented to our BOT. |

You can use petitiononline.com and make it a link - we've done that before at SHU.

I particularly like the "Caution Hard Hat area" signs to give people the impression that construction is "coming soon" Unfortunately, the only thing you need a hard hat at that site is so the sagging fence doesn't hit you! |

How about something like this? Do you think enough of them will convince Mr B to finally take some action? Why can't the town just take the dang land from him? Wouldn't the recent Court rulings toward 'blighted' properity allow this? (Hey Dave, is there anyway to add spell check to MOL) |

Ok last night's BOT meeting -- Beifus should have final approvals in "early July" and then be ready to go. BOT says they have everything they can possibly do, and Beifus is meeting his commitments. reset the calendar... /P |

Sorry, no mulligans or do-overs on this course. The "calendar" cannot be re-set. It's now 50 days and counting, since Beifus-Shovel-in-the-Dirt Day blew past this fed-up community.

Pete, Any idea what "ready to go" is supposed to mean? I thought he was "ready to go" 2.5 years ago after he knocked down the old building! Does a project plan with dates & milestones even exist? Pete - I know you are just the messenger, so the questions aren't directed to you specifically, per se |

The Beifus debacle is a disgrace. Maybe the town should take the property under the new emminent domain decision and market the property to developers with successful track records. With mid-town direct, I seriously doubt that there aren't other developers out there who would see the potential of the property. Since Beifus missed his deadline and there have not been any repercussions, what is the point of setting deadlines? The BOT's have no backbone if they are not willing to stand by their own decisions. |

"ready to go" -- ok, so here is my interpretation based on last night -- Art Taylor said Beifus has spent $1M+ on architects, planning, etc. so we should take that as a serious commitment. And this is all "ready" as soon as state approval comes through. Apparently Beifus' attorney told (don't recall who whom, on BOT? Planning Board?) that the state (DCA? -- not good in remembering the acronym) -- should have approval early July. Supposedly this is a far easier project to assess vs. SOPAC (which took a year!). So -- in summary, Beifus has spent the money and has things in place to begin foundation as soon as the DCA (?) gives approval -- in just a few weeks. Wanna take bets? /p

Foley - he posted on TUESDAY - BOT meeting being on Monday night. However, Soda was up bright and early to post about it, lol. Foley Out & Foley Rocks! Pete - What'd you think about what Trustee Taylor had to say? I think he really showed how the trustees were very frustrated to say the least with the progress of Mr. Beifus but to start from scratch would delay this project a lot longer and he didn't feel that someone could come up with a better plan than what Mr. Beifus has laid out. |

Trustee Taylor said basically the same thing last year - that it was a good plan and we should work with Beifus. A year ago the plan was to build a five story building with rental units and a parking deck with a pilot payment of $200,000. Trustee Taylor was willing to settle for this. Now the new plan has reduced the height from 5 to 4 stories, eliminated the parking deck, and increased the pilot payment from $200,000 to $400,000. Maybe we got lucky and the "good plan" that Trustee Taylor was talking about last year didn't get built and we might get double the pilot payment. Edited to add: Trustee Taylor was on the planning board which approved the first plan and the amended plan. Edited further to add: The units are now "for sale" units and Mr. Beifus was quoted in the News Record as saying under the proposed amended plan the Village would receive $400,000 per year rather than "only $200,000" under the original plan. A lot of people questioned the BOT's action in reducing the buffer between the Beifus property and the swimming pool from 30 feet to 15 feet, so as to allow Mr. Beifus to build the original building of 5 stories. |

Sheena -- I agree, Art Taylor clearly expressed the utter frustration the BOT has had with Beifus over this project. What do I think? Well, assuming that approvals will truly be received within a few weeks and Beifus is ready to go -- that puts this projecat as way ahead of any alternative. To me seems like Beifus has contempt and disregard for us villagers, by leaving the site in such terrible condition for so long. Not even decent fences or covering. Hopefully my interpretation is wrong, and its not contempt or disregard but inexperience or cashflow or whatever, and once he starts sinking serious dough into the project as its being built -- then the banks will push him in a way that no BOT could. I also think that we as taxpayers absolutely need the tax revenue from this project -- to help offset the SOPAC "investment." Although I am glad to see SOPAC construction moving along, we'll then be paying its mortgage, operating expenses, etc. -- exactly how much, no one seems to know or be willing to share -- without a public business plan. Why not stage a protest where HE lives? Build an eyesore and leave it unattended for days, weeks, months and see if he gets the point. |

It should also be noted that as part of the Developers Agreement, Beifus will receive $100,000 from the Village for improvements: "2.03 Notwithstanding any other provision to the contrary in this Agreement the Village shall reimburse the Redeveloper the sum of $20,000.00 annually for a period of five (5) years for improvements." |

Need to add -- at the BOT meeting (when the PILOT agreement was voted on) -- no one said one word about this $100k that we are paying for the sidewalks and curbs... Absurd, completely absurd... /p |
