Around Maplewood/S Orange -- Is actual sale price still running above list on homes in the under $600K range? |

It has really changed a LOT. A year ago, you never saw houses go at or below list price. Now, it's quite common. Any real estate agent will give you a list of all sales in your area (listing price, days on market, final selling price). You can get a good idea from that.

I would say it depends on the neighborhood, house & the broker. An agent we know told us (if we decided to sell) we would price it, for maximum interest, in the low-mid 5's but could expect anywhere from 6-700k depending on the bidding war. One home in my neighb. listed at 539k and went for about 570-580. The house next door was flipped and originally went for 480 (slightly above asking), once it was fixed up they asked 620...too much for the size and quality of the space IMO...eventually it went for 585.

Just never price the house for less than the minimum you will accept for it. Buyers are fickle and you never know how your house is going to be accepted in the market. This is something it is very hard to be objective about. |

This is an idle, winter day pursuit. Every once and awhile I browse houses in the price range ours was 3 yr ago, and then similar in other towns. I know that the bidding war thing was common, and we paid above list. We're in the below 500 zone and didn't know if it was still going on. Is it just me, or have $500K houses similar to those in Maplewood, in towns like W Orange, Verona, parts of Livingston gone up? Things don't look as bargain-y as they used to in those towns... |

I was loooking to see if we could find a bargain in a larger home in WO or Livingston and it really does NOT seem as if one can be had these days. It also seemed like the larger homes had taxes comaprable to ours, so we wouldn't really be saving any $$$. We're stuck. |

I hear you. It's not like we can move right now, but I do poke around online. We could live in Kearny! Or Elizabeth! I even started looking around online at Berkeley Heights and Scotch Plains, two towns we considered during our whirlwind move three years ago. Some people where I work live in I guess it's Ocean County? Anyway, down the NJ coast a bit. Commute stinks (I work in Jersey City) but more affordable. I consider all kinds of crazy stuff. One guy where I work lives in N N Philly -- which isn't actually nuts commute wise compared to some who live up in NY state. Many people I work with commute 1-1/2 hr each way, which wasn't acceptable to me when I moved here. |
