Hi, we've just had an offer accepted on a house and are starting to look into home inspectors while finishing up attorney review. Any recommendations? or suggestions on any to avoid? Thanks! (I'm new here and still figuring out how to search efficiently--sorry if this question is asked all the time and I just haven't found those threads yet!) |

Fishface! You're making the big leap to suburban life! Welcome. Expect everything regarding the purchase to be all F'd up. Then enjoy. Where are you moving to? I used ALL PRO inspectors. Expensive. Their report is more disclamer-legal-boilerpot than real information. But, I haven't had any surprises that I'd have expected them to have predicted. J.B. |

I Cant recommend all-pro. I felt that some major items were missed in the inspection. There was a posting not to long ago with some other inspectors who had better reviews. |

I cannot recommend Mike Kackle at H&J Freile highly enough. He saved us from buying a house that would have been a costly disaster. He's a thorough, no-nonsense guy that will tell you everything you need to know about your potential house. if you don't mind spending money (and you shouldn't), Michael Del Greco of accurate inspections is great. He's also very good at explaining everything about your house to you. Your realtor won't like him though. Was very satisfied with his work on my house. His report was this thick file that I still refer to. See www.accurateinspections.com |

DITTO on All Pro....we used them then had major problems within WEEKS of the inspection, then other problems (leaks in roof and basement) durin next few months. Most of the stuff should have been caught during the "inspection" but was not. Several thousand dollars later, I'd say avoid ALL PRO like the plague!!! |

I used Dean Arrington Associates LLC Inspection Services Home Inspector (908) 730-8288 He did a good job.

Ditto on H&J Freile Home Inspection, Inc. We too avoided buying a house in Maplewood that had a severe termite problem in the main support beam of the house that the seller refused to address. They aso did a great job on the house we wound up buying in S.Orange almost 9 years ago. Congrats on your new home purchase and welcome! |

Ditto on not using All Pro. The buyers for my house used them and half he stuff they reported was incorrect. I had to spend time and money to prove them wrong. Jersey Boy is also correct about all the disclaimers. They really cover their for all the mistakes they make.

Hi, We're getting ready to close later this month and recently finished our home inspection. If you're still looking for references, I can strongly recommend Owen Peacock at House Master: 973.222.7774. $495.00. Friendly guy, easy to work with, great about explaining things - very patient and helpful. Solid inspection from top to bottom, incredibly thorough. Didn't leave before making sure that we understood everything he'd pointed out. He did our home inspection (including radon and termites). Doesn't do asbestos or mold, but reassured us several times that he'd point out anything if he came across it. He even gave us a "Boiler Maintenance For Dummies" workshop Again, he's very patient and a pleasure to work with, which scored major points with us (we're first-time homebuyers). Hope that helps. We used both All Pro and Dean Arrington on two different homes. Would recommend Dean Arrington for sure. Of course, we don't live in the home yet so I cannot tell you he found everything! But All Pro missed a few things. |
