I'm beginning a quest for new mortage, and would love to skip the part about scouring the earth for the cheapest APR. Has anyone got a good deal recently? Care to share the name of the lender? I remember from previous scourings of the earth that the number that matters to me is APR. Tricky stuff about points and weird closing fees--I won't go there. |

Another plug for Hudson City. They seem to have very low rates (although maybe not the lowest), never sell their loans, and are amazingly straightforward with their fees, making the closing an easy process. |

You can start with your own bank or present mortgage holder. Like credit card companies, see if they'll give you a better deal with less paperwork hassle and lower closing costs. |

I just did this search last weekend. THe best I found was 6.25% no points, no origination fees (conforming) at E*Trade mortgage. |

We just got a house and closed last week with a 30 year fixed mortgage at 6.125%. We had a great mortgage broker, and he had locked that in for us a few weeks before through Wells Fargo. No points. The broker's name is Julian Ashley, and his number is 917-716-9226. I know several people who have used him and all have good things to say. Good luck! |

I can't say enough good things about Investors Savings Bank. Mortgages are run through a subsidiary called ISB Mortgage that's in Millburn, then transferred to the bank for servicing. Everyone at the mortgage company is fantastic. Did a purchase and a refi through them, after weeks waiting for another "mortgage banker" to come through. They were fast and efficient, and actually returned phone calls within minutes. Their rates seem to be lower than some of the "internet banks" (e-loan, etc) and there are no points. Total fees were about $750 - including appraisal. They don't seem to do any of those 75-10-15 loans or anything like that, but for a basic, straightforward loan, I'm never dealing with anyone else. Their main phone number is 973-376-8100. PL me and I'll give you the name of the person we worked with. |

What ever you do , take the fixed rate. The Fed shows no sign of reducing short term rates & Fridays unemployment data should point the way for higher rates . |
