I'm trying to come up with all our house bills to calculate our usual monthly outgoings. We're currently living in an apartment though so would be interested to see what new bills we might face once we move into our own house..

at the moment we have

House phone
Cell phones
Car payment
Utilities
PSE&G
DSL
Direct TV

I know we'll have garbage disposal fees when we move to a house.. what do these usually cost?
And also if you can help me out with any other bills that we should expect and roughly how much they will be...

Thanks!!

It will depend on where you will live.

In S. Orange, off the top of my head, you will also have, in addition to the above:

Garbage (quarterly)
Water (probably quarterly)
Sewer (I think quarterly)
Possibly oil delivery if you have a tank
PSE&G will be electric and possibly gas
Internet connection
Property taxes and homeowners insurance will likely be in your mortgage payment
Lawn service, unless you diy (P&P in Maplewood sells lawnmowers and snowblowers)

That's all I can think of. Good luck and welcome!
You might also consider maintenence contracts for your home heating/cooling systems (we have never regretted it!) We just had to replace the blower in our forced air heat unit and it would have been $200 more to fix without the contract (as it is, it was over $850 - three parts had to be replaced in total.)

The thing that blew us away when we bought our house was how quickly costs added up for "little things". We'd done the budget, but a year later, I calculated that in year one, we spent about $5k on things that we needed/wanted for a house: lawn mower, gardening supplies, door mats, BBQ stuff, small appliances, basic tools for small projects (screw drivers, hammers, hand saw, etc.), patio chairs, paint, painting supplies, window blinds. Blah, blah, blah. We had many rooms unfurnished the first few years.

Things like BBQ and patio stuff sound like they aren't "necessaties", but part of the reason that we bought a house was so that we could enjoy our yard.

And no matter how much the former owners put into the house, something is going to break in the first years.

Something else to consider is your life insurance. Do you want to increase it to cover the mortgage so your family wouldn't have to sell the house if something happened? Depending on your age and health, count the increased premiums.

Regarding bills and home ownership:

We got the American Home Shield Warranty.

http://www.ahswarranty.com/

For our first home, we had our oven and dishwasher repaired by them, and had the central air conditioner and furnace REPLACED. They lost money on us. You pay $40 each time a guy comes to assess a problem.

Of all the insurances you buy, this one you'll actually use. Except maybe car insurance. Okay, and health insurance. But hopefully never life insurance. Okay, not never, but not soon.

Anyway, good luck.

J.B.
