One on the biggest requirements we have for buying a new home is that it's surrounded(at least in part) by some kind of protected land. When we're ready to go, we'd like a place that sits next to undeveloped land and stays that way. I'm sure we'll pay a premium, but that's ok.

Any thoughts on where that may be within an hour/hr and half from NYC?

You mean like the South Mountain Reservation? Or something else?

Get a road map.

Look for spots on the map that are colored green and have no lines going through them.

Buy next to the green.

Actually, you don't have to go that far or pay that much. Our new house backs up to town owned open space land that is wetlands and according to the recreation and master plans can't be developed because of this. There is a lot of wildlife, which my wife enjoys watching from the sunroom. Me? I enjoy the evening turkey march through the front yards. :-)
