Does anyone know when Subway and Quizno's are supposed to open on South Orange Ave? I'm suprised two competitors will be practically next door, not that I'm complaining. I think they are both good. I just hope that typical South Orange red tape is not holding up their openings.

I take it all back (well most of it). Subway has opened! However, I checked with Quizno's and they aren't slated to open until Dec 07! Well, Subway looks great and the proprietor is very nice. |

My guess is that Quizno's will bail rather than open a few doors down from Subway. |

I've never been a fan of franchises (especially in SO) but the more occupied storefronts, the better. I bet they'll do well. Their clientele is going to be much different then Town Hall Deli. I suspect THD will be more upscale. Just their Joes alone will attract a more sophisticated buyer. I bet Quiznos doesn't care about Subway's location (near by). They'll probably "feed" off each other. |

December 2007!!!! Isn't that just insane. That is 18 months away- how long does it take to set upa simple sandwich chain store? My guess si that this means they are not planning to actually open and thatis what they are saying until they offically bail out. |

CMonty, Maybe Quiznos realized the landlords were asking comparable (or higher) rents as town such as Westfield, Hoboken, Summit, Maplewood, Short Hills, Millburn and so on. These towns have much more established "shopping districts" and "foot traffic" -thus can command high rents? Or maybe, they already operate a successful business and do not need to cave in to "pie in the sky" rents? Consider this, if it were that easy, why are there so many empty stores or stores closing?

We are located in Hackettstown. I've posted the name and address before. I think it would be cheap to continue to do so -especially on this thread. We've been fortunate enough to keep some die-hards or "transplants" to Warren County. |

Not sure what your pointed (implied) jab at Warren County folks is about but they are some of the finest people I've met. I guess you consider yourself above people. If not, explain what you mean by "sophisticated". Some of the SOPD/SOFD/Rescue Squad live in Warren County, perhaps you'd like to expound on your opinion with them? Before you do, remember that they are the ones looking out for your well being -despite your snide comment about where they choose to raise a family. Like SO residents, Warren County residents are a mixed bag from all walks of life... and I don't really concern myself with what they are into. I make subs, I don't teach their children or cure cancer. No use knowing the address, you wouldn't be welcome -jerk. |

Good post, Sean. Sorry about the unfair knock on Warren County, but it's nice to know you're such a strong supporter of our first responders. And I'm verry glad to hear that you're not moonlighting. By all means, do stick to subs. BTW, you might wanna think about apologizing for calling me a jerk. After all, I may write a glowing review of your next South Orange Sub place some day, and you know what that would do for business... So please, keep us all posted on the progress of your famously unsuccessful site search here in our little real estate Hell. I'm sure that there's room for at least one more sub shack around here... or maybe you'll open up a real estate office instead? Nice chatting with you. -s. |

Soda, No apology necessary. You are irrelevant thus your opnion means nothing. Being that you have already threatened to "write a glowing review" about anything I do in SO, it shows you are unable to be objective and fair. As well, it is already clear to me that you would do your best to spread ill word -no matter the truth. Go back to your lonely existence. Wallow in the lack of friendship you have accomplished. Mr. Flood, since you (A) seem to have abandoned South Orange for Hackettstown to begin with, and (2) have nothing going for you in town lately other than your lame saga of failed efforts to secure an adequate storefront, I'd say that if one of us is irrelevant in South Orange these days, it's you. Fish or cut bait, Sean. Either open up a place here like you've been saying you would, or else put your money back in your pocket and have a long and happy life out there in Warren County.
