As I had posted before, we are building in Florida, and will be putting our house up for sale in the not too distant future.

We will be using a realtor who helped us find this house seven years ago.

I would like to float this question though. Could any of you offer an opinion on when to sell a home to maximize interest? The springtime seems like one option because Maplewood looks great when it's green. However, there tends to be more houses on the market then. We are not under any time constraints to sell quickly. Would you put a house on the market in the winter?

Thanks for you opinions. They will help us greatly.

The conventional wisdom is the spring, because families want to move in before school starts. However, I keep an eye on WWW.gsmls.com and there are a lot fewer houses for sale at this time of year than in the height of the "selling season". Two neighbors of ours sold their homes almost immediately at asking price or above after listing them in November.

My major concern in selling would be interest rates. With the recovery, weak dollar and deficiet rates can spike up very quickly, although this hasn't happened yet and I may be an alarmist on the subject.

Overall, being very cautious by nature, I would say the sooner the better.

I interviewed three realtors last year. They all said that March/April was the best time to list your house. In the spring there are likley to be more buyers bidding on your house. This increases our chances of a bidding war. And you can select the most qualified buyer. Fascinating talking to them. 2 also said that they would negotiate their fee. One said 5% the other 4%.

I've been a casual but interested observer of this since I moved here a handful of years ago. Seems to me that because there's basically no inventory of available houses in Maplewood, I would think that you could put your house up anytime. If you're not in a hurry, why not put it up now before there's more competition in April? The worst is you hit the "conventional wisdom" Spring market. My anecdotal observation is that houses seem to be getting snatched up fairly quickly, and at $10-$20K over asking price, multiple bids. Some friends just moved a few months ago for a job relocation and this was their experience. Another acquaintance, more recently, sold his house at $15K over asking BEFORE the open house (i.e., between the Thursday listing and Saturday night, with multiple bids). I just took a look at gsmls.com based on the above post -- there just aren't any homes for sale. Demand far exceeds supply.
