I was just looking through the Real Estate section and there's always been a question that I never knew the answer to and that is: What constitutes a full bathroom as far as Real Estate is concerned? Is it a toilet, tub and sink? Does a bathroom with a shower and sink but no toilet only count as a half bath? What about a bathroom with just a toilet and sink? The possibilities are endless!!! :-) And on a side note, I also noticed that a house here in Maplewood sold a hundred thousand dollars over asking price!!! Yowza!!! |

A full bath includes either a shower or a tub. A half bath does not (just a toilet and sink). And you don't get extra credit for having a shower and a tub (i.e., a bath is either 1 or 1/2, but not 1 1/2). |

Ha ha. Unlike in some parts of Europe, you aren't going to see a bathroom around here without both a toilet and a sink. That constitutes a half bath; adding actual bathing facilities makes it a full bath. Occasionally I have seen a bathroom with a shower but no tub referred to as a 3/4 bath, but I don't think that that is standard terminology. Bathroom proliferation means that sometimes a house has more than one half-bath. Two halves do not, in this case, make a whole. I have seen real estate ads moving to saying "3.2 baths" meaning not three-and-two-tenths but three full and two half. |

What do they categorize the single toilet that is in my basement? No sink....no tub....no shower. It's like an outhouse. We're glad to have the extra toilet, but it's just so weird... |

I think the real estate people ignore the basement toilets. The 3.2 designation mentioned by Kathy keeps the confusion down because two half baths don't equal on full bath. |

uh...we have a small bathroom with only a toilet on the main floor. We call it the quarter bath . Someday it will get upgraded to a half. |

Actually, I always heard the basement toilet referred to as "the Maplewood throne." |

<<in>. Actually, it wasn't in the Times it was in the mail. For some reason we get these Real Estate updates from Weichert Realtors that list all the properties that were sold every quarter in case "Our Real Estate Needs Change This Year" we'll know who to call and for the most part the houses sent for an average of 20k below asking but a few went for 20k over and some right at asking but that was just one of the glaring exceptions. |

I'm pretty sure it's not up to code, but it was there before we were. There's no room for a sink...it's about the size of an average stall in a pubic restroom. It serves its purpose and if you insist on washing your hands, the kitchen sink is only a few feet away . Needless to say it doesn't get a lot of use and guests are steered towards the other bathroom. |

We call our small "room" with just a bathroom sink the coat closet, because that's what it is. We're not sure whether previous owners intended to put a half-bathroom there and only got as far as putting in a sink or whether a hand-washing station was all they wanted. The former goal would not make sense as the the closet door is entirely made up of panes of glass, albeit covered with a sheer fabric. |

maplewoody, my friend years back had a powder room right off the kitchen, w/ a toilet with no sink. I though that was my pet peeve! can you imagine during cooking??! |

With a full bath you can linger and enjoy the bubble bath. With a half bath, depending on how you slice it, you are either forced to bathe in half the water, or the bath becomes kind of like a shower as the water continuously enters and leaves the tub through the space where the other half of the bathtub should have been. Our toilet in a closet in the basement was counted as .25. But we usually tell people we have a 1-bathroom house, since it's just used as the emergency-can't-wait toilet, not intended for guests. I still remember the "water closets" of my East Village apartments in the early 70's that were in the living room of one apartment and the kitchen of another (with a step-up shower stall across from the stove as the improvement over a tub!). I had many friends with water closets in the public hallway, which was really scary. So I appreciate the real bathroom and the .25 as well. |
