We're looking for a house in South Orange or Maplewood, 4 bedrooms or more, under $400K. Must be Marsh/Jeff district -- Tuxedo Park, Montrose, Seton Hall, Jefferson area would all be great. Best of luck to you in your search. Maplewood and South Orange and wonderful communities. We've been in Maplewood for three years now and really love the area.

I fear it will be extremely difficult for you to find a house in that price range in Maplewood in the Jefferson area of town, though. Prices have really -- excuse the pun -- really shot through the roofs here in the last few years.

You might want to expand your search to the Hilton neighborhood. I think you might have more luck there.

I think that the sections of South Orange that you are looking for may be within reach, depending on how big a house you want. You might get a smaller home for less than 400K in Montrose, a little bigger in Tuxedo Park. You should be able to get a nice sized home in the Prospect area for under 400K. All areas are quite lovely. I moved to SO from Manhattan last year and and I'm loving it so far.

where's US2INNJ's post -- Virtual Cafe? His house was $404,000 I think and looked very nice and in the Jefferson District

Sorry to say that Maplewood Ave. house was sold already. (I know because a friend of mine tried to buy it!)

Thanks for the contact Algebra, but we FSBO'd it on Saturday, had multiple bidders and sold it on Monday.

We only have 3 bedrooms, and the house ended up going for quite a bit more than asking price.

Hope to see you at our first BBQ in Wellington.

Thanks, all, for your advice. We already live in Maplewood, and our desire to buy in either Jefferson area (doubtful), Montrose (maybe), Tuxedo Park (more possible) or Seton Hall area is based on the fact that our kids attend Marshall/Jefferson and we want to stay in the district. If anyone is thinking of selling and doesn't want to give 6% to a broker, I am hoping they will contact us instead. We are preapproved and ready to go! So far we have seen a couple of things in our range, so I think and hope that we will find the right house eventually. Depending on the grade level of your children - sometimes you can petition to remain in the present school. You would be responsible, I believe, for transportation between your new in-district home, and the present school. Our school has at least one family who moved out of the school's attendance zone, but was allowed to continue sending their children to the school - also depends if school has the room to keep the kids.
