Dearest Sebenois: Since you mention it, the BOSE members routinely give blank checks to the BOE. Last year one BOSE member told the BOE the South Orange members would approve whatever special proposals the BOE wanted to pass.

Interesting. I think the Village feels that they are somewhat insulated from school tax increases because of the PILOTs. However, their own analysis (posted here a few months ago) shows that last year the Gaslight Commons Pilot "saved" the average SO homeowner something like $100. With the new PILOT revenue a long, long way off I think the SO BOSE reps will be singing a different tune this year.

In no way is South Orange "insulated" from the BOE budget. In fact we pay 43% of the budget with only 33% of the students.

As Pulte stated at the Planning Board, they will have a minor impact since it projected selling to the local demographic buyer (older no kids).

We're getting into a little bit of thread drift here, but it's extremely relevant. Allan, if you haven't been following the education thread, please look at "Getting Closer to the 'real deal' Separate Proposal," particularly Reflective's post of 12:49p.m. and Mellie's post of 1:18p.m. Year after year the BOE has allowed Dr. H. to play his games and the South Orange members of the BOSE have gone along with it, without asking questions. Those two posts are mandatory reading for every member of the BOSE. Then the BOSE has to ask some tough questions of the BOE. There has to be some accountability somewhere.

and let's not forget the students added to the school system from the apartments on third street, church street, and the not even built ones for vose and by brook on south orange ave.

justme: So far two students from the gaslight commons. The number of residents on church street is not significantly different than the homes that were there prior to the new apartments. The total number of students on church street in the apartments is less than were there previously.

Mark, don't comfuse them with facts.. There HAVE to be more students due to Gaslight Commons, so what is the actuality doesn't match the perception.

they are dead on the superintendent and board of ed budget games which by sleight of hand have cost us SO folks several million dollars in the past seven years.
that's plural millions.

And lets not forget about all the student that are from Newark and Irvington. Who is paying for them???? The ones that stay with there "aunt" and "uncle" in Maplewood and South Orange but you can watch walk into Newark and Irvington everyday.

i find it hard to believe there aren't more kids from the gaslight commons. then again, if someone can afford to live there, chances are they sure aren't sending thier kids to the schools in town.

just me: The renters fall into three groups there. First comes the divorced parent (usually the father) who wants to be close to the children. Second are the young couples who cannot afford a home yet and do not have kids. Third, there are several apartments rented to people who travel a lot and S. Orange is close to the airport and to the city.

I know of at least 2 families of empty nesters who have sold their homes in town and are renting until they decide what to do.

with rent ranging from 1,500-2,700 i find it hard to believe people paying those rents can't afford a house.

JM, With an average house going for more than $400k in SO, and taxes averaging about $1k a month, I can easily see someone paying $2k a month and not being able to afford a house.

Plus, you typically have to come up with a decent sized down-payment to buy a house (10% of $400k is $40k, not always easy to scrape together), whereas an apartment doesn't have such requirements.

A $40k down payment, plus mortgage (around $2500/mo) plus taxes ($1000/mo) can be very daunting for a young couple.

That said, I'd be surprised if that was a large portion of the residents of GC. Typically those folks would look more in NYC, Hoboken, or Monclair.

Though it's only anectodal, the only people I know of that live at The Top are empty nesters or older folks that never had kids.

I don't know how many school age children (if any) live in the Newstead. I was surprised to see an ad in the Star-Ledger a few months ago for two of the units in the Newstead which described them as "convenient to schools." I meant to save that ad.
