Can anyone recommend a top-notch, fine-tooth-comb type home inspector? We are moving to South Orange (found a house! yay!) and want somebody really excellent. The house we're moving to has oil heat from a tank in the ground, and we are especially concerned about potential leakage. Any leads (or suggestions about people to avoid) would be much appreciated. |

Be careful with the underground oil tank. When we bought our house in South Orange two years ago, our deal was contingent on the Seller removing the tank prior to closing. If you buy with an underground oil tank (and you don't have oil tank insurance) then once you open the ground, whatever you find will be your responsibility. It's tough because so many houses in SO and Maplewood have underground tanks! Handygirl |

Deb, I highly recommend that if you have a plumber that you trust, you arrange for them to inspect the plumbing and heating. Our house inspector (I'll privateline you the company - don't remember who it was off the top of my head) missed a whole boatload of plumbing and heating problems. |

Deb: We just moved to South Orange a few weeks ago, and we had an absolutely excellent experience with Bob Cameron of Building Diagnostics. His Web site is http://www.tiptophouse.com (you can get his contact information there.) We were first-time homebuyers who were buying an old house, and wanted someone who was going to be incredibly thorough. His was definitely an "attention to details" approach. He spent nearly five hours with us, talking to us about the house and going over details during the inspection. Then we received (via email, and regular mail) a 50-page report, complete with diagrams, covering all aspects of the home. I can't say enough great things about him.

We used paul Ianiro contractors in orange to sandfill our oil tank they are certified by the state .if you need to have your tank sandfilled or removed give them a call at 973-678-2545. |

Deb-- We're moving to Maplewood next month and used RELIABLE HOME INSPECTION. Tom the inspector could not have been better. He took over three hours and was absolutely professional, detailed and patient in explaining what was wrong, what needs to be done, what should be done, etc. Their number is 800-900-1906, and he was so good that our sellers noticed and are going to use him for their new house. |

We can't remove the oil tank...it's got our oil in it! :-) Seriously I am having my attorney check to see if there's insurance, and you bet I will have a plumber come in (JEM would love your rec--we use Corragio and like them but all comers welcome). |

Oh, it's an active tank? Ours was converted to an above-ground tank in our garage some time ago (before we bought the house). When we purchased our house the tank in the ground was already inactive, but the seller still had some leakage issues to deal with before the town would sign off on the tank removal. Handygirl |
