another endorsement for Rick's. we bought a house in south orange recently, and the sellers left us a bunch of crap in the attic and basement. (thanks!) rick's came out and hauled everything away, and cleaned up after themselves.

Exactly. Which also gives you some negotiating room. After they've made the trip, they definitely want to do the job.
