another endorsement for Rick's. we bought a house in south orange recently, and the sellers left us a bunch of crap in the attic and basement. (thanks!) rick's came out and hauled everything away, and cleaned up after themselves. |

Exactly. Which also gives you some negotiating room. After they've made the trip, they definitely want to do the job. |
