Since SHU wont give anything to this town...maybe we should start harassing Pulte into a freebie...How about a firetruck, ambulance, or police equipment from PULTE...? Or how about a nice pristine undisturbed quarry...too late for that! |

Woodstock, The "plans" have been available for a long time since they were presented before the Planning Board. However, they never did officially disclose how much they were going to sell these multi-family units for. Let us know how much they plan to charge and what they "claim" the taxes will be. That should be a good laugh. Also ask if a free respirator is included to protect you from the silicosis. Deb G- this is the infamous "quarry" property. Out of curiosity, I recently went to the sales office to see what they were telling people about the multi-family townhouses that would soon be built in the pit of the quarry. They told me, there will be 3 different models: A- starting at $890K B- starting at $940k C- starting at $990K. She did acknowledge that taxes will be between $25k and $30k. Although, looking at the floorplans, there are MANY things that are considered upgrades. I wonder if those upgrades are added into the assessed value for property taxes. Logicially, I would think so, since if an existing homeowner upgraded a bathroom, it would impact their taxes. I also didn't see respirators for the dust or hip waders for the flooding in the list of options. Maybe they are throwing those in for free.  |

MHD -- interesting thing about the upgrades. my previous house was new construction. almost all the upgrades we paid directly to the subcontractors (flooring, hvac, etc), so not only was there no county transfer tax paid on these things, there was no extra tax impact! -- Pete |

MHD: you have overlooked the free racquet ball court that is included with the southern most house in the new development on Harding. The large retaining walls on the side and rear would be great for outdoor racquetball...or...are they there to retain water and create an outdoor pool when it rains???

Went and looked at the houses that are completed today. It looks as if the exteriors are finished with vinyl siding and fake stucco. For what they are asking, one would at least expect wood siding and real stucco. And (Virgilian, where are you?) the windows are the cheap vinyl kind. |

Personally, I couldn't care less what they offer to the buyers. If someone is willing to buy the homes, more power to Pulte. I've seen other Pulte homes, and while they (like all new "development" homes) tend to look identical, they're usually decent quality, and very open. A backyard is what you make of it. And I doubt the new homeowners will be affected much by any flooding. They're at the top of the hill, not the bottom. My only concerns are the effect that the excavation is having on the town, and the effect that the homes will have (or not have) on taxes. By the way, what is "fake stucco?" This seems to be exactly what they're putting on the houses. http://www.google.com/search?q=define:stucco Oh, and as far as the windows, most windows these days are vinyl over wood or aluminum. They're cleaner looking, and much easier to maintain. Who wants to repaint their window frames every few years, or deal with too much humidity "sealing" their windows? What I do hate is the stupid looking fake pane separators, that try to give the impression of multiple panes of glass, when it's really just one large pane with a plastic insert. But that's me. I guess some would say they're easier to clean that way. |

Another excellent Editorial in today's News Record, reprinted below without permission since it is so timely and relevant to the discussion: Builder not a good corporate neighbor At last, it’s the start of springtime in South Orange. Buds are appearing on the trees and kids are running onto the ball fields, each team proudly wearing the name of a sponsoring business from the area. I was surprised to earn this week, however that my 8-year-old son’s team would be sponsored by Pulte Homes. Let’s go back for a moment to those trees — there’s not a single one remaining in Kernan’s Quarry, now under development by this Michigan-based company that would use my son’s back as a billboard. What’s more, Pulte, builder of more han 370,000 homes in 44 markets across the U.S has now threatened to sue the Village of South Orange in a dispute over the towns claim that the developer is mining in the quarry, an activity not allowed under prearranged terms with the town. What’s a mother to do? Frankly, I was not among he local residents vocally opposed to the quarry; when controversv about this project arose, I figured housing there may be better than the financial burden to the Village to acquire the property. But as I followed the debate in this paper and in town I understood from trustees and builders alike that some greenery would remain, compromises had been made and environmental concerns considered. I guess I was as naive as the kids destined to wear the Pulte logo on their shoulders. Now, it rankles me that this transparent PR ploy (and PR Is my day job), a mere $600 corporate markettng expense to sponsor two teams - surely a drop in the bucket for ompany headquarters out in Bloomfield Hlls, Mich – is a way for this company to curry favor in the town it is simultaneously suing, defying, ignoring and defoliating. For now, I wont ask my young son not to wear his team shirt. Had this been a team of middle schoolers, some youthful conscientious objection might he in order. But my third-grader had it 100-percent correct when he said, “Mom, this isn’t really about the kids, we can just go out and play ball, right?” Of course, right. But I am less certain about the annual town baseball parade. I want to be clear that my criticism of this unfortunate sponsorship has nothing to do with the hard-working coaches and most organizers of South Orange baseball who have volunteer their time on top of professional and family responsibilities to coach our kids. I thank them and salute them. Nor, when the time comes for my sons to befriend the children of the families, who move into the homes on the quarry site, would I expect to offer these neighbors any less than a warm and open welcome to our community, unburdened by past issues. But right now Pulte Homes is not a good corporate neighbor, despite their few bucks to show “goodwill” in support of these teams. I’m using a different printed voice of this community – not a child’s T-shirt, but a newspaper, to point out that for some parents there is a marked distinction between pride in the team, and in the name it bears. Sns - you part of their PR department now? My favorite part on that website is STILL "Towns around South Orange are West Orange to the north, Milburn, Short Hills and Maplewood to the south, and the South Mountain Reservation borders the west." I guess South Orange is now a beachfront town with nothing but clear pristine ocean to our EAST.

Over 3300 sq feet with only 4 bedrooms - what a rip off. And under "more info" they tell you about shopping opportunities at Liv Mall, MaSH, and bustling downtown areas of Montclair, Summit and Millburn. What? No SOMa? |

I'm sure that my posting their website for the location is not going to aid in the sales of their homes. Right now, it looks like their going to have to roll the rocks down the hill in order to clear them off the site, so we'll all probably be dead before they begin selling houses. I was simply trying to provide information on a thread ALREADY HERE discussing the plans for the site. The thread began with a listing of Pulte's sales department hours and phone numbers. However, if they make a sale based on my posting I'll be happy with only a 5% fee. |

AND...I never said the information on their website was valid. You could always post a sign at the entrance to their sales department pointing out the distance to downtown Berlin post US bombing runs during WWII.....no that would be our own Beifus site. |

That is really lame, after all they've put this town through, they don't even mention shopping available in our own town. Maybe we don't have a Saks or "Needless Markup" but it's a nice place to grab a bagel, slice, or beer. Very amusing about the neighboring towns mentioned and not mentioned, but I can even understand that. But not mentioning your own town's shopping district? After all this? They really are just not a good neighbor.
