Radio Station in So. Orange????

I was under the impression that it is pretty much a residential area, and therefore you cannot have a radio station in the area? What is the programming like? A radio station can operate pretty much anywhere, it's the transmitter that's the issue. But transmitters are all over the place, even directly next to homes up by Mt. Fuji.
