So not to drift the "tennis bubble" thread any further, can someone please provide an update on the status of the "Beifus tundra" (as phrased by Dave)?

Last I recall from the News Record, we were awaiting the completion of developer's agreements. However, it appears that developers agreement have not been completed for the quarry, yet trees are coming down faster than Mayor Bloomberg's approval rating and heavy construction is continuing daily.

Can someone please provide an update & explain the difference? Thanks.

Beifus tore down the old building without a developer's agreement. Both builders had planning board approval which allows them to do some site preparation.

Beifus can't proceed with anything else until he has a developer's agreement and my guess is we are least another month away.
I am not sure about the quarry and how much they can proceed without a developer's agreement, but I will try to find out for you.
Also, Beifus is in the redevelopment zone and is looking for a tax abatement.

Speaking of "Coming Soon", what is the story with the supermarket? What is the updated timeline that we would expect to see any progress there?

Mayhewdrive: Developer's agreements are only required for deviations from zoning ordinances, as when one is requesting a tax abatement (PILOT agreement if in the redevelopment zone). Beifus project presumably needs one. Pulte doesn't. What they are requesting from the Board of Trustees is dedication of the road above Harding Drive, which probably is better for the Board to grant. If private, they are responsible for road maintenance, snow removal, etc.

Supermarket /.old shop-rite site is in the same stage as the Beifus. Negotiations are in place for a developers' agreement.

Allan,

"dedication of the road above Harding Drive" - does that mean they want the road to be PUBLIC or PRIVATE? (sorry for my ignorance- just trying to understand)

As I understand, if the road is public, overnight street parking would be prohibited, the Village would be responsible for maintenance and the "preserved" wetlands would be accessible by the public.

If the road is private, overnight street parking would be allowed, the Village would not plow or maintain the roads, and the public would not have access to the 10 acres of "preserved" wetlands.

Mayhewdrive: The road would be private. I would hope for their own safety that they would not allow overnight parking.
The question of accesswould be covered or approached through other agreements.

Allan,

Thanks for the quick response. It's good to see you being a more active participant of these boards. We get tired of just beating up on Mark. :-) (just kidding)

I do question EVERYONE'S safety if they allow overnight parking. My understanding is that it is prohibited around town to deter crime. Although, if the road were private, a criminal could park in the quarry & have easy access to the surrounding neighborhood, as well. However, if it is a private road, there is nothing the Village can do about it.

I would be surprised if the developer cared, because as I recall from the Planning Board meetings, the only way sufficient parking could be provided is if there were street parking spaces.

Lastly, can you imagine the reaction when prospective purchasers are told their taxes are $30,000+ per year AND they have to pay an additional fee for snow plowing & road maintenance?
