Does anyone know whether you can review property transfers (sales) online around here? I know these things are a matter of public record, but are those public records available online?

In Essex County the official records aren't on line. There are a number of sites that provide some sales information, but they are usually incomplete. The best source is the one Lseltzer used from Robert Northfield's newsletter, which is based on multiple listing service data. Mr. Northfield works for Burgdorff in the Village and I am sure he would be happy to send you a copy. Most of us got it in the mail a couple of months ago. Hopefully he will send out another newsletter in the Spring. |

Thanks, bobk. I was mostly curious to see the history of the house we bought this Spring, and then just browse around other available properties to see what they actually sold for. I used an online service in Delaware when we were selling our house to see what things were really going for as opposed to the listed price. Very handy. |

I found one a while back on the JPMorgan Chase website. You should be able to get there directly at this address: http://chasehomefinance.domania.com/homepricecheck/index.jsp I think that it will give you some basic information without becoming a member, but you can do more detailed searches if you become a member (and I don't think that there is any charge). I can't speak for the completeness or accuracy, but I did see a few sales in my neghborhood that seemed to make sense. |

You might want to go directly to the site providing the information to JP Morgan/Chase at WWW.DOMANIA.COM. I suspect that you will get fewer emails and telemarketing calls that way. |

Cynicalgirl, you might want to think twice before looking up the sales history on your house, especially so soon after you bought it. Sometimes ignorance truly is bliss. Two months after closing on our house in 2001, I made the mistake of looking up its sales history online, and when I saw how little the previous owners had paid for it just 3/4 years earlier, it literally made me sick to my stomach! I was freaked out over how far we had extended ourselves to buy our own little piece of Maplewood, and was terrified that not only had we had paid too much, but we bought at the top of the market and could never ever recoup our investment. As time has gone by, though, I've become a little more secure that our house is in fact gaining value (though, my inner pessimist tells me, at a much lower rate than everyone else's), and I can even be happy for the previous owner's and the tidy profit they made on "our" house, which enabled them to move on to a bigger house in town -- something I aspire to one day too. That said, while the housebuying experience (some might say trauma) is still so fresh in your mind, you might want to wait a little before you find out just how much money the previous owners of your house have made off of you!

You're probably right. As much as anything, I wanted to keep an eye on what houses similar to mine were selling for now, and in future. Trying to suss out the market around here. Also, a particular house that we really, really wanted and didn't get! |
