Kudos to Marchman for finally admitting that the major goal of his (Fred’s) organization is to maintain a steady if not vibrant housing market in Maplewood and South Orange. He even admits his uneasiness with the whole idea. Good. Now, that’s what I call honesty, finally. (I’ve been saying it for years)

On this front, the CCR has done a tremendous job of attracting new homeowners to our town. The Real Estate market is booming in Maplewood and South Orange, sellers are numerous; Real Estate Agents are all smiles.

Now, as the Community Coalition on Race results have been mixed , at best.

Where was the coalition before the gang issue became an issue? In complete denial.

Why? Doesn’t mix well with their primary goal - selling the town to prospective buyers.

Where were they on illegal student issue? In complete denial. See above

Where were they on the academic decline of Columbia (besides pulling their own kids out) ?
See above.

Where was the CCR on the issue of safety for Springfield Ave. See above

Etc. Etc. Etc.

What stand have they taken on any major issue regarding racial issues in our towns?
Make nice-nice, circles, one sided lectures and “workshops”, Basically, don’t talk too much about negative especially to the public. Why? See above.

Given their political make up, political positions, actions and history, how can they possibly claim to “encourage and celebrates the rich diversity - of opinion and political affiliation?

Great PR organization for the town but in reality, they are themselves a de facto political organization.

Either get them out of the taxpayer’s pocket or drop the racial angle all together and rename the organization the SO/M Ministry of Propaganda.

A bit harsh?

Think about it.

Michael:

I think you are being a bit harsh. Naturally, when you are trying to sell something you want to emphasize the strong points but it isn't wise to duck any questions you may get regarding the negatives. That can create bad vibes and a negative press.

Why should an organization trying to stabilize real estate values be in the business of publicizing gang activity? Is it any more relevant to their mission than that of, say, the Garden Club?

I'm glad you don't work in our PR department.

I wonder if anyone saw the article in the Sunday Star Ledger( NJ section) about rising real estate values in New Jersey - another indication that perhaps the CCR isn't as responsble for rising real estate values in Maplewood/SO as they'd like to think they are.

"Huge Profit"

One reason is the impact of New York city's overheated real estate market. The cause and effect has played out in many middle class communities - young families turn a huge profit on condos in the city and then bid against other for their suburban dream homes, driving prices ever upward."

But the same dynamic also applies to working-class families said Victor Curto an agent for Re/Max 2000 in Elizabeth.

"They're coming out of the city and bidding New York prices." Curto said. "for local people it seems like a lot, but to them, it seems like they're getting the house for less. I've had months where the prices are going up $15,000 to $20,000 a month.

Others say the economic slowdown over the past few years has had a major impact. The pool of buyers able to afford the more affluent towns - and in the market for a new house - is shrinking."

The higher end of the market usually gets hit harder in an economy like this. "This can drive up the lower end because these homes become more in demand."

No one can say with any certainty how much any single factor plays in the real estate market. Like the stock market, it's too complex and too unpredictable, dependent on a lot of variables that are both subjective and objective.

That goes for saying that a given factor has no effect, too.
