Mister Misterioso: Probably, and I may catch some grief, but I don't see that as a bad thing at all. Another thing to consider is whether the golf course is part of our green acres allocation. But all of this is idle talk because it will never happen. But I don't know of any other quick way to create commercial ratables in Maplewood. |

I think that some are talking about the Maplewood Country Club golf course and some are talking about the golf RANGE at Crescent, which is in Union. |

Just the Aunt (hi!) -- the ShopRites in West Orange and Livinston are nice, but not *super*! The Super Shop Rites are kind of a cross between Wegmans and Costco! Absolutely HUGE stores -- fantastic gourmet and grocery section, and then a kind of warehouse in the back -- papergoods, etc. It would be a great store to have near here! Pete |

I can't even begin to imagine the huge mobs of traffic that a Costco would bring to a two land road like Springfield Avenue. The only way I can see a large store like that being brought into the area is if they expand the 78 exit to take in the traffic someway. I don't even know if the Driving rane backs up to 78 or not. |

It's a hike... take exit 98 off the Parkway and head toward Point Pleasant. Shop Rite will be on the about 2-3 miles ahead on the right. My daughter lives nearby, I don't use this store for my "regular" weekly shopping. |

I did take the time to write to Wegmans's and got a speedy response from them. They currently have no plans to build anything in our area anytime soon, and the following are the stores that will be opening next: Mt. Laurel, NJ, Early 2006 Cherry Hill, NJ, 2006 Turnersville (Washington Township), NJ, To Be Determined I can't believe that they would actually open stores in neighboring towns in South Jersey before opening one up north.

There's a Super ShopRite in Woodbridge. It opened a year or two ago, and I keep hearing about how great it is, but i've never been. Then again, there's also a Wegman's in Woodbridge, so if i'm going to make the trek (which i do every couple of months), i'd sooner go there. |

I took a page out of the Wegman's wannabes and emailed Lowe's mentioning both the Crescent and Bradley locations. They emailed back that a strore is "slated for your area" but their real estate and public relations people aren't ready to make an announcement.

NEWS!From the Star Ledger: Developer eyes Crescent Golf tract for shopping Union Twp. planners must approve Vauxhall site plan at driving range Friday, March 18, 2005 BY JASON JETT Star-Ledger Staff A landmark driving range in Union Township has survived for decades by attracting families to its miniature golf course and wooing teens with batting cages. But that attraction may shift eventually to shopping if a proposal receives township approvals. The planning board will hear site plan, subdivision and variance requests next month for a shopping center on a tract the Crescent Golf Range has occupied nearly 50 years in the Vauxhall section. The applicant, Union Crescent LLC, is represented by RD Management Corp. in Manhattan. A representative there, Richard Birdoff, declined to discuss the project yesterday. Richard Dovorin, owner of the golf range for nearly a decade, stressed the proposal is contingent on board approval, and he's not operating in going-out-of-business mode yet. "Like Mark Twain wrote, reports on the demise of this business have been greatly exaggerated," he said. "There have been rumors we've been going out of business since 1997, when Home Depot came in (next door)." Dovorin said regardless of the outcome of the shopping center proposal, he is committed to operating through the end of the year, and is ordering new balls, mats and equipment for various sports activities. "They need approvals, and the mortality rate of proposals is very high," he said of the developers. "I've been through this before. Nobody is going to buy anything for some other use if they can't use it for what they are buying it for." Some nearby residents have concerns about additional traffic a shopping center would bring to congested Springfield Avenue, Valley Street and Vauxhall Road. "While I have no problem with the development itself, I have heard nothing about whether extensive traffic improvements are being required of the developer," said Christina Moxley of Valley Street. "The hundreds of cars an hour that a strip mall would bring at that location would bring traffic to a halt, not just at rush hour but throughout the day." Moxley said she fears the shopping center -- proposed on the heels of a $1.5 million redevelopment project at the Millburn Mall, construction of a branch library on Hilton Avenue, a proposal for 172 townhouses at the Red Devil Inc. site, and a doubling in size of the Stop & Shop on Stuyvesant Avenue -- would exacerbate traffic congestion along Vauxhall Road. "Springfield Avenue can back up 30 to 40 cars," Moxley said. "At Route 78 onto Vauxhall Road, I can spend 15 to 20 minutes getting from the highway to Springfield Avenue. If there is a strip mall, I'm hoping for traffic improvements, like making Springfield Avenue two lanes in each direction." Dovorin sought to head-off opposition to the proposal until the project is detailed at the planning board meeting scheduled for April 28. "They (developers) would widen the road and do all the things they have to, or they would not get approval," he said. "When it comes before the planning board, all their concerns will be addressed." The golf range owner noted the townhouse developments along Valley Street "were rezoned for density, and now they (residents) are concerned about traffic. Everything in the world is NIMBY," Not in My Back Yard. "The town needs (tax) ratables," Dovorin added. "It offsets property taxes." Jason Jett covers Union Township. The good news from that article is the Millburn Mall redo (of which I had heard rumors) and the doubling of size of the Stop & Shop in Union. Hopefully they will upgrade to make it the supermarket of choice in the area! |
